Accountable for rapidly expanding portfolio of leased commercial, industrial, warehouse, and flex real estate assets. In partnership with internal stakeholders and external brokers, third-party managers, and other vendors, manage and maintain complex, multi-site commercial real estate portfolio profitably, efficiently and at best-in-class standards. Play a key role in portfolio growth through acquisition support. Responsible for post-closing property integration and tenant onboarding.
Education- Bachelor’s degree in real estate, Finance, Business Administration, or related field (required)
- MBA or MS (Real Estate/Finance) preferred
- Active real estate license and CPM or CCIM designations preferred
- 12–15+ years of commercial real estate experience, including 5–7+ years in senior leadership
- Experience managing multi-site commercial portfolios across property types
- Track record in leasing, tenant acquisition/retention, and portfolio growth
- Experience building/leading a property management function and managing operating/capital budgets
- Expertise in commercial lease structures (NNN, gross, modified gross, ground leases) and lease administration
- Strong financial acumen: NOI analysis, pro forma modeling, Cap Ex planning
- Exceptional organizational leadership and team-building skills; demonstrated ability to attract and retain talent
- Superior negotiation skills across leases and vendor contracts
- Strategic thinker with the ability to balance long-term vision with near-term execution and operational demands
- Proficiency with property management platforms (e.g., Yardi, MRI, App Folio)
- Strong working knowledge of building systems, construction, and facilities management best practices
- Executive presence and communication/presentation skills
- Define structure, functions, reporting lines, headcount, and resourcing for CEO approval.
- Lead talent acquisition and onboarding for the department.
- Establish operating policies, SOPs, and KPIs aligned to JKLH strategic objectives.
- Full lifecycle oversight of leased commercial/industrial/warehouse/flex portfolio (currently 2,700,000+ sq. ft., 50+ buildings, growing rapidly).
- Ensure day-to-day operating excellence across properties (in-house and/or third-party providers).
- Build asset- and portfolio-level scorecards for real time performance reporting.
- Develop and execute leasing strategy to achieve target occupancy and minimize vacancies/time to fill.
- Lead tenant acquisition: prospecting, pipeline management, LOIs, lease execution, and onboarding.
- Track market trends, comps, and demand to guide leasing strategy and pricing.
- Lease negotiations with brokers and legal, optimizing economics and risk.
- Drive retention strategies to reduce turnover, extend terms, and stabilize NOI.
- Lead Yardi CMMS rollout and lease administration (inventory, abstraction, critical dates, commencements, escalations, renewals/expirations).
- Build and sustain strong tenant relationships across the portfolio.
- Implement a tenant communications program (reviews, escalation paths, satisfaction feedback).
- Maintain consistent tenant experience standards.
- Create portfolio management standards to ensure consistent practice across assets.
- Develop and implement SOPs for inspections, service requests, preventive maintenance, and emergency response.
- Oversight of facilities management for all locations (MEP, HVAC, safety, janitorial).
- Conduct operational audits to validate quality and consistency of property management practices.
- Select and manage key vendor partners and conduct vendor performance reviews.
- Negotiate supplier contracts.
- Establish portfolio/asset financial reporting, property accounting cadence, CAM reconciliations, and KPI dashboards.
- Develop annual operating budgets and Cap Ex plans; manage the budget.
- Maintain a multi-year capital plan that prioritizes value preservation and asset quality.
- Support development and execution of the multi-year portfolio growth strategy.
- Assist with evaluation of acquisition opportunities, supporting underwriting, due diligence, and execution from LOI through closing
- Lead post-acquisition onboarding and integration into operating systems and reporting.
