As Western North Carolina continues long-term recovery from Tropical Storm Helene, MHO’s work, effective and transparent stewardship of our operations, has never been more vital.

To support this next phase of growth, MHO is seeking a skilled Asset Management Analyst to safeguard the long-term financial and physical health of its affordable housing portfolio—monitoring property performance, ensuring regulatory compliance, and delivering the analysis that drives sound, mission-aligned decisions. The ideal candidate will be a mission-aligned, detail-oriented analytical thinker with a background in affordable housing, finance, or property management, strong collaboration skills, and the self-motivation to manage multiple priorities independently in a fast-paced environment.

Position Overview:

The Affordable Housing Asset Management Analyst will be responsible for monitoring, reporting and helping achieve strategic property performance goals through analysis and positive communication. The goals are focused on mission impact, financial and physical sustainability, and maintaining positive relationships with property funders, regulatory agencies, and third-party property management. The Affordable Housing Asset Management Analyst reports to the Director of Asset Management.

Primary Responsibilities:

Specific performance accountabilities include, but are not limited to the following:

  • Oversee a portfolio of residential and commercial assets, ensuring the highest performance of each asset against strategic goals.
  • Maintain in-depth knowledge of and compliance with HUD, USDA-RD, Low Income Housing Tax Credit (LIHTC) and state Housing Finance Agency regulatory policies and procedures.
  • Ensure long-term sustainability of new developments, acquisitions, and rehabilitation projects through informed contributions to project planning.
  • Prepare (or assist in the preparation of) monthly, quarterly, annual and special/periodic Board, senior management, investor, lender and regulatory agency reporting as assigned.
  • Ensure positive financial plans through review, analysis and approval of annual operating budgets in coordination with the Financial Asset Manager.
  • Develop and implement multiyear capital improvement plans in cooperation with third-party management agent.
  • Conduct periodic market research to maintain an understanding of rent markets in each location.
  • Identify and positively resolve problems related to watch list properties.
  • Monitor ongoing physical property conditions and performance against established benchmarks, operating trends, market forces and initial projections.
  • Manage capital needs assessments, including understanding the physical conditions of properties, forecasting capital plans and budgets, and monitoring reserve levels.
  • Provide assistance to the Asset Management team for special projects as requested.
  • Provide assistance and support to the Resident Services program as requested.
