Job Description:

Summary

The Senior Property Manager holds accountability for the financial and operational performance of a large or complex residential asset, or for a portfolio of communities, on behalf of TRG Management and its ownership partners. The role preserves and grows the value of the owner’s asset through disciplined expense control, revenue optimization, and capital stewardship; delivers a superior resident experience; and builds, leads, and develops a high-performing on-site team.

This position is distinguished from the Property Manager role by the scale and complexity of the assets under management, the depth of experience required, and the degree of independent judgment and financial authority exercised. The Senior Property Manager operates with limited day-to-day direction, is expected to diagnose and resolve performance issues before escalation, and serves as a resource and mentor to Property Managers across the region.

Essential Duties and Responsibilities Financial Performance and Asset Stewardship

Owns the Annual Operating Budget for the assigned asset or portfolio - leads its preparation, defends the assumptions to ownership, and manages performance against it throughout the year. Reviews monthly financial statements, identifies and explains variances to budget, and implements corrective action plans without waiting for direction. Approves expenditures within delegated authority; evaluates and negotiates vendor and service contracts to control cost while protecting quality and the physical asset.

Directs bookkeeping and accounting functions, including receipts, disbursements, mortgage, tax, insurance, and management fee payments. Develops and recommends capital improvement plans, tracks project spend against approved budgets, and reports outcomes to ownership. Identifies and implements cost‑saving measures and ancillary revenue opportunities that contribute to net operating income.

Leasing, Occupancy, and Revenue

Accountable for occupancy, resident retention, delinquency, and effective rent performance against established targets. Sets and adjusts pricing and concession strategy in coordination with ownership and Regional leadership, using market data and competitive analysis. Oversees preparation and execution of lease and rental agreements; ensures collection of rents, deposits, and impounds in accordance with policy and applicable law. Directs marketing and lease‑up activity, evaluates results, and reallocates effort based on performance.

Reports on portfolio status, including occupancy rates, traffic and conversion, lease expiration exposure, and renewal pipeline.

Operations and the Physical Asset

Directs maintenance, upkeep, reconditioning, and alterations of the property consistent with the Annual Operating Budget and the management or lease agreement. Conducts regular property inspections, maintains the inventory of building contents and record of property condition, and reports findings to ownership. Procures supplies and equipment within budget; oversees contracted security, maintenance, and groundskeeping services. Establishes and enforces emergency preparedness, life‑safety, and hurricane readiness procedures for the assigned asset or portfolio.

Coordinates utility transfers and service arrangements for residents and vacant units.

Team Leadership and Development

Recruits, hires, on‑site staff in partnership with Human Resources; builds bench strength and succession depth within the team. Sets performance expectations, delivers regular feedback and formal appraisals, and addresses performance and conduct issues promptly and consistently.
