JOB SUMMARYThe Property Manager reports to the Director of Property Management and is accountable for the effective day-to-day management of multiple property types (office, industrial, medical), tenant relations, portfolio management functions to include: daily operations, administration, vendor oversight and supporting financial reporting.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Ensures high levels of tenant engagement, tenant satisfaction, and issue resolution.
- Performs regular property inspections.
- Ensure tenant meetings and customer service programs are in place to document/respond to tenant and customer inquiries and complaints.
- Manages the annual operating budgetsto ensure that resources are utilized effectively, operational needs are met, and objectives are achieved.
- Supports the preparation of annual operating expense budgets, mid-year reforecasts, and expense reconciliations that adhere to lease requirements.
- Provides awareness of portfolio performance to internal ownership, financial partners, and third-party owners, ensuring contract compliance, and accurate and timely reporting.
- Competitively bids and contracts for services with appropriate vendors and contractors to maintain assets in alignment with ownership objectives.
- Ensures compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
- Assists in the management ofcapital planning through building assessments, equipment performance, and recommending improvements to reduce the owner’s exposure.
- Other duties and projects as required.
- Bachelor’s degree from four-year college or university preferred and a minimum of three years of commercial property management experience – office/industrial/medical office a plus.
- CPM or RPA professional designation or candidacy a plus.
- Excellent attention to detailandorganizational skills.
- Be self-motivated, diplomatic, innovative, and able to accept challenges.
- Strong computer skills with proficiency in Microsoft Office, Yardi & Kardin experience a plus.
- Able to work in a team environment.
- Minimum of three years of commercial property management experience
- Must be located in commutable distance to Greater Phoenix Area, United States
- Bachelor’s degree from a four-year college or university
- CPM or RPA professional designation or candidacy
- Proficiency in Microsoft Office, Yardi, and Kardin
