This position is directly responsible for the operations and performance of the Class ‘A’ office properties in Long Beach, CA, including Aero Long Beach. Additional responsibilities include partnering with leasing, construction, legal, security, parking and executive leadership teams to support asset performance, tenant satisfaction, operational excellence and value-enhancement initiatives. This position reports to the VP, Asset and Property Management
- Los Angeles.
- 10+ years of experience in the commercial real estate industry with a diverse background covering leasing Class ‘A’ office assets, property operations, construction oversight and asset management.
- Operations and asset management experience in Class ‘A’ office properties on behalf of institutional owners preferred.
- Well organized with attention to detail and strong follow-through; able to communicate effectively with employees, tenants, contractors, brokers and other stakeholders.
- Proficient with financial concepts and applications, including budgets, reforecasts, variance reports, operating budget analysis and related reporting.
- Self-directed, motivated and creative in problem solving.
- Achieved or in the process of certification as a Certified Property Manager (CPM), Real Property Administrator (RPA) or comparable designation preferred; college degree highly preferable.
- Experience dealing with municipalities and participation on public-facing committees preferred, such as a local business improvement district or chamber of commerce.
The core responsibilities of this position include, but are not limited to the following:
- Develop, lead and actively manage the Aero Long Beach property management team, with a focus on team building, individual career growth, succession planning, training, mentoring, accountability, performance management and alignment with company objectives.
- Provide direct oversight of the Senior Property Manager, Property Manager, Assistant Property Manager and Property Coordinator, including establishing clear priorities, expectations, deadlines and standards for communication, execution, follow-through and tenant service.
- Identify, document and address team performance concerns in a timely and professional manner, including coaching, corrective guidance, workload clarification and escalation of recurring issues to the VP, Asset and Property Management
- Los Angeles. - Keep the VP, Asset and Property Management
- Los Angeles informed of material team performance issues, staffing concerns, leadership gaps, tenant service risks and operational matters that may impact the asset, tenant experience or execution of business plans. - Partner closely with Human Resources and senior leadership, as appropriate, to support performance documentation, improvement planning, role clarity and accountability for the property management team.
- Provide interim leadership and increased oversight during periods of staffing transition, leadership change or performance instability to ensure the property management function remains effective, responsive and aligned with Class ‘A’ operating standards.
- Lead operating and capital budgets, forecasts, reforecasts, variance analysis and financial reporting; review operating budgets for efficiencies, economies of scale, cost savings opportunities and service enhancements while maintaining Class ‘A’ standards.
- Oversee rent collections, delinquency management, accounts receivable performance and lease compliance matters, including monthly reporting on the status of accounts receivable.
- Direct the property management team to prepare and analyze recurring variance reports and provide support and guidance as needed.
- Oversee monitoring of tenant security deposits, letters of credit, lease options, critical dates and encumbrances to ensure lease compliance and timely tenant communications or notices when required.
- Ensure tenant watchlists, sublease tracking reports, demising plans, stacking plans and related asset management reports remain current and accurate.
