Wonderlic Assessment:

In the early stages of our hiring process after an application is submitted, a pre-employment assessment called Wonderlic is sent to all qualified candidates. This 45-minute assessment is a required step in our selection process to help us better understand fit for the position by defining strengths, motivational fit and work style. Please note that candidates who receive the assessment must complete it to proceed to the next steps in the hiring process.

The Leasing Manager will manage and lead in-person tours for prospective residents and sell the units to encourage application submittal. They will work on improving occupancy and preventing stale units through marketing and analyzing the local market. In addition, this role will help enhance the move-in experience after residents have signed their leases with the Application Admin and enhance the community's curb appeal.

What You’ll Do…
  • Conduct engaging in-person tours for prospective residents, effectively presenting the community, available homes, amenities, and neighborhood while using Avanti's warm-handoff process.
  • Manage the leasing process from initial prospect contact through tour and application handoff to the Application Admin Team. Use effective sales and closing techniques to convert qualified prospects and support occupancy goals.
  • Monitor leasing performance and occupancy against established goals; develop and communicate action plans and strategy updates to the Community Manager, Regional Director and other leadership as needed.
  • Analyze market conditions, competitor performance, and stale inventory; review Apartment IQ market data at least monthly and recommend pricing, marketing or leasing strategies to improve performance.
  • Train and coach Leasing Team on touring, sales, leasing standards, closing techniques, and customer experience; review closing ratios, shop reports and other performance indicators to identify coaching opportunities.
Requirements
What You Need to Succeed…
  • High school diploma or equivalent required
  • College coursework or degree in business, marketing or related field preferred.
  • 2 + years of multifamily leasing, property management, or related residential sales experienced preferred.
  • 2+ years of Demonstrated customer service, sales, and closing experience preferred.
  • Experience with property management and leasing technology, preferably Yardi and related CRM/leasing platforms, preferred.
  • Must have excellent organizational and time management skills to successfully navigate frequent interruptions and changing priorities.
  • Work independently with minimal supervision, be accountable for actions, and be self-motivated.
  • Excellent communication skills—both written and verbal.
  • Demonstrated knowledge of phone and email procedures and etiquette.
  • Thrive in a fast-paced environment.
