Position Summary:
The Land Acquisition & Market Intelligence Manager is the analytical and market-facing engine of the Denver Division's land strategy. This manager-level individual contributor will help identify and evaluate residential land opportunities; lead market, feasibility, and transaction analysis; coordinate due diligence; and give division leadership a current view of market conditions. The Manager owns the division's acquisition analysis and market-intelligence function and converts competitive, consumer, financial, and site-level data into recommendations that guide land investment, underwriting, product, pricing, community positioning, and the Division Strategic Plan.
- Own accurate, timely Competitive Market Assessments (CMAs) for active communities and potential acquisitions, tracking competitor pricing, net pricing, incentives, sales pace, lot releases, product, specifications, buyer profile, and new and resale inventory.
- Conduct regular fieldwork, including competitive shops, floorplan and specification reviews, site inspections, and submarket-perception checks, to validate third-party and internal data.
- Maintain reliable competitor, selling-effort, buyer-group, and submarket data coding in division and third-party platforms, including Zonda or comparable tools.
- Monitor macroeconomic, demographic, employment, migration, affordability, permit, resale, and housing-supply trends and translate them into division-specific implications.
- Develop and maintain a fact-based point of view on Colorado submarkets, competitive positioning, risks, and emerging opportunities.
- Produce recurring pricing and positioning analyses for active, feasibility, and pre-feasibility communities, including base and adjusted price-position charts, sales pace, incentives, and new and resale activity.
- Partner with sales, marketing, product / NPD, purchasing, finance, and land teams to recommend target buyer, product lineup, specifications, pricing, release strategy, and competitive positioning.
Underwriting, Feasibility, Investment Analysis & Approvals
- Prepare objective pre-feasibility and feasibility market-positioning submittals, including demand studies, site validation, cannibalization analysis, pricing, pace, buyer profile, and product recommendations, and underwriting targets.
- Identify key assumptions, risks, constraints, opportunities, and information gaps; test downside and alternative scenarios and clearly distinguish verified facts from assumptions requiring further diligence.
- Prepare decision-ready project summaries, market analyses, presentations, and investment materials for Division and Corporate Land Committee or other required approvals.
- Support the evaluation of zoning, entitlement pathways, municipal requirements, infrastructure, impact and tap fees, utility availability, development timing, and other factors affecting site feasibility and value.
- Coordinate cross-functional due diligence with land development, forward planning, legal, finance, purchasing, sales, marketing, construction, and outside consultants.
Strategy, Reporting & Cross-Functional Leadership
- Establish consistent processes, data standards, and reporting cadences for land and market intelligence; continually improve the quality, speed, and usefulness of division analysis.
