Job Description:

** Position Overview
** The Leasing Manager is the sales leader of the community, responsible for driving leasing performance through leadership, coaching, accountability, and execution of TRG’s Prospect-Centered Sales Approach. This role actively develops the leasing team by modeling best practices, providing consistent feedback, and ensuring all team members deliver exceptional service and achieve their leasing benchmarks. The Leasing Manager partners closely with the Property Manager to achieve occupancy and revenue goals while fostering a culture of high energy, teamwork, and continuous improvement.
** Key Responsibilities
**** Leadership & Coaching
*** Act as the sales coach for the leasing team, listening to 3–5 calls weekly and providing actionable feedback.
* Host daily leasing huddles to set priorities, review goals, and celebrate wins.
* Shadow at least one tour per team member per month to observe skills, provide coaching, and ensure consistency in sales approach.
* Lead by example in tours, follow-up, and closing to model high-performance standards.
* Motivate, mentor, and hold leasing consultants accountable for meeting weekly and monthly leasing benchmarks.
* Work Knock to ensure all tasks are completed by days end. Review and audit templates and response communication.
* Provide structured coaching and corrective action when performance gaps are identified.
** Sales & Leasing Performance
*** Ensure the team consistently applies TRG’s Prospect-Centered Sales Approach in all interactions.
* Participate in double-closing opportunities to support team members in securing leases.
* Monitor weekly leasing performance metrics (calls, tours, follow-ups, applications, leases signed) and drive results through coaching.
* Ensure prompt and effective follow-up with all prospects, both online and in person, to maximize conversion.
* Support renewal strategies by coaching team members on resident retention and renewal conversations.
** Operations & Administration
*** Partner with the Property Manager to align leasing goals with occupancy and revenue targets.
* Review and approve application files for timeliness, accuracy and compliance prior to manager submission. Applications should be approved within 48 hours and leases signed within 72 hours.
* Track leasing bonuses, commissions, and performance records accurately.
* Maintain knowledge of market trends, complete regular market surveys, and ensure the team uses insights to position the community competitively.
* Review the team’s daily checklist to ensure the property meets our brand standards.
* Ensure compliance with company policies, Fair Housing, and leasing procedures.
* Assist the Property Manager in any other tasks that are requested.
* Ensure that Livly posts, welcome home letters, events are being completed on time.
* Distributes non-payment notices to all delinquent residents and completes follow-up activity in regard to non-payment of rent, or eviction proceedings.
* Maintains a general working knowledge of state laws in regard to the collection of delinquent accounts.
* Collects all rent payments from both current and previous residents.
