Building Maintenance

SUPERVISOR / ARCHITECTURAL TRADES
Position Summary:
Supervises and coordinates activities of employees in the architectural trades, including but not limited to carpentry, painting, locksmith, and masonry trades in the maintenance and renovation of campus facilities. This position also oversees projects related to commercial roofing installation and repair. Must have the ability to be on-call and able to respond to emergency situations in a timely manner.
Required Qualifications:- High School Diploma or GED.
- Completion of an apprenticeship program related to carpentry, painting, locksmithing, masonry, or commercial roofing.
- Six years of work experience in carpentry, painting, general building maintenance, masonry, locksmithing or commercial roofing.
- Two years of supervisory experience, preferably in a union setting.
- Possession of a valid driver's license.
- Knowledge and understanding of commercial roofing systems, including TPO, PUC, and Build up roofing.
- Demonstrated technical knowledge of up-to-date materials, tools, and equipment for the maintenance of University facilities.
- Demonstrated ability to organize and direct work activities.
- Ability to maintain records and make reports from such records.
- Ability to read blueprints.
- Ability to be on-call.
- Ability to work an 8-hour shift, overtime, weekends, nights, and holidays.
- Willingness to work with and learn computer software applications.
- Demonstrated positive interpersonal skills.
- Demonstrated ability to communicate effectively and project a positive image.
- Journeyman's certification of a qualifying nature.
- Develops plans, objectives, and programs to make improvements in assigned areas of responsibility.
- Supervises skilled, semi-skilled, temporary, and student employees to accomplish assignments, including interviewing, hiring, training, reviewing and evaluating performance, resolving employee complaints and grievances, and initiating disciplinary action up to and including recommendation for discharge.
- Coordinates work with other skilled trades shop supervisors to complete jobs in a timely manner.
- Purchases, coordinates, and tracks materials for work orders, clarifying workloads by contacting originator.
- Responsible for the proper operation and maintenance of shop equipment and vehicles.
- Responsible for overseeing budgeted funds for assigned areas of responsibility and maintaining a balanced budget.
- Organizes and implements the University's roof maintenance program.
- Insures secure operation of the Locksmith Shop and is responsible for all master key approvals.
- Organizes and implements building and equipment painting programs.
- Organizes masonry maintenance and repair to brick, tile, plaster, and concrete on the interior and exterior of buildings.
- Oversees carpentry, maintenance, repairs, and minor renovation and remodeling projects.
- Responsible for all building trades maintenance, restoration, and upgrading of existing CMU facilities.
