GENERAL DEFINITION OF WORK:
The Facilities Maintenance Technician II is the journeyman level position in the facilities maintenance career progression. This position possesses an advanced knowledge of building maintenance and repair procedures and performs general building maintenance duties independently, including plumbing, electrical, HVAC, and carpentry work requiring extensive experience and training in building construction and related trades. The Technician II works with limited supervision, may be assigned lead worker duties for a small work crew, and provides on-the-job guidance to Facilities Maintenance Technician I staff.

ESSENTIAL

FUNCTIONS AND DUTIES:
  • Perform building maintenance and repair work independently, including minor electrical work, plumbing repairs, HVAC service, and complex carpentry duties.
  • Troubleshoot and diagnose routine mechanical, electrical, plumbing, and HVAC problems; complete repairs within scope or escalate to the Facilities Master Technician or Facilities Director.
  • Perform preventative maintenance according to prescribed schedules, including changing HVAC filters and belts and servicing building equipment.
  • Interpret and analyze blueprints, system schematics, and equipment manuals.
  • May be assigned lead worker duties for a small work crew.
  • Provide on-the-job training and guidance to Facilities Maintenance Technician I staff.
  • Assist in the development of standard operating procedures for building and grounds maintenance.
  • Maintain appropriate records, work orders, and maintenance logs.
  • Move furniture, equipment, and supplies as necessary.
  • Participate in snow and ice removal operations, including plow operation.
  • Ability to operate a skid steer and other medium size equipment.
  • Operate tools, equipment, and County vehicles in a safe manner.
  • Participate in required safety and skills development training as directed by the Department Head.
  • Perform all other duties as required.

QUALIFICATIONS AND REQUIREMENTS:
  • Comprehensive knowledge of the principles and practices of building design, construction, and maintenance.
  • Thorough knowledge of commonly acceptable practices relating to mechanical systems, plumbing, electrical systems, and HVAC.
  • Thorough knowledge of safety requirements applicable to building maintenance and construction work.
  • Ability to interpret and analyze blueprints and system schematics.
  • Ability to work independently, organize assigned work, and complete repairs without direct supervision.
  • Ability to instruct and guide less experienced staff.
  • Ability to establish and maintain effective working relationships with associates, elected officials, other agencies, and the general public.
  • Comparable training and experience may be substituted for the minimum qualifications.
EDUCATION AND EXPERIENCE:
  • High school diploma or equivalent.
  • Three (3) to five (5) years of experience working in construction, building maintenance, or related trades.
  • Demonstrated working knowledge across multiple areas of facilities maintenance, including plumbing, electrical, HVAC, and carpentry.
  • Possession of a license in a trade such as plumbing, electrical, or HVAC is preferred but not essential.

PHYSICAL REQUIREMENTS:

A facilities maintenance position requires the ability to stand and walk for extended periods (up to 8 hours per shift), often on concrete floors, uneven terrain, or outdoor surfaces. The individual must be able to lift and carry items weighing up to 75 pounds on a regular basis, including tools, equipment, bags of material (e.g., mulch, salt), and maintenance supplies. With assistance from others or with mechanical aids (e.g., dollies, carts, hoists), lift or move items weighing up to 200 pounds.

Tasks may involve transporting equipment across varying terrain, loading and unloading supplies from vehicles, and installing or removing facility fixtures. Must be able to safely maneuver heavy items in confined spaces or overhead when necessary, using proper body mechanics and safe lifting practices. Must have the ability to bend, stoop, and kneel to access tight spaces above and below ground level.

Manual dexterity and coordination are important for handling tools and equipment; physical stamina is necessary for performing tasks over long periods. This role involves working at heights (must be able to climb ladders) and driving County owned vehicles between locations on a daily basis, so comfort and safety in these situations is required.

SPECIAL REQUIREMENTS:
  • Possession of a valid Driver's License.
  • Ability to pull a heavy equipment trailer.
  • Experience in snow removal and plow operation is desired.
