Description

Job Summary

The Maintenance Technician ensures the functional, safe, and aesthetic upkeep of Ketchikan Indian Community's Permanent Supportive Housing (PSH). They will perform a variety of repairs including plumbing, heating, routine maintenance, and facility inspections. This role will be critical for asset preservation, safety compliance, and resident success.

Job Duties & Responsibilities
  • Performs basic plumbing, general electrical systems, cabinetry fabrication, painting, intermediate carpentry, roofing application, deck and siding inspection.
  • Performs preventative maintenance on building systems, machinery, and grounds to identify and report complex issues.
  • Respond to work orders, troubleshooting, and resolving issues professionally for the residents.
  • Maintain safety devices (smoke/CO detectors), ensure security compliance, and manage hazardous situations.
  • Perform general landscaping, inspection of units upon exit, preparation of new units for resident entry.
  • Documents all repairs, inspections, and inventory of supplies.
  • Provides indirect assistance for contractors and coordination of major repair projects, as needed.
  • Other related duties as assigned.
Qualifications

Minimum Qualifications (Education & Experience)
  • High school diploma or GED equivalent.
  • 6 months experience in general carpentry, plumbing, electrical, and roofing systems.
  • A combination of relevant experience, education, and training may substitute for education and experience requirements on a year-for-year basis.
  • Proof of valid driver's license with acceptable driving record.
Preferred Qualifications (Education & Experience)
  • 1-year experience in general carpentry, plumbing, electrical, and roofing systems.
  • Certificate for Apartment Maintenance Technicians (CAMT), is preferred.
  • Experience in community clinic preferred and a strong commitment to multi-disciplinary teamwork.
Necessary Knowledge, Skills, and Abilities
  • Knowledge of heating, ventilation, and air conditioning systems.
  • Knowledge of repairing leaks, unclogging drains, and replacing fixtures (faucets, toilets, garbage disposals).
  • Knowledge of repairing lighting switches, outlets, light fixtures, and fans, adhering to safety regulations.
  • Knowledge of drywall repair, painting, carpentry, and flooring repair.
  • Knowledge of safety procedures, fire safety standards, and working with hazardous materials.
  • Ability to use hand and power tools (drills, multimeters, saws) to perform repairs.
  • Ability to troubleshoot, diagnose, mechanical, electrical, and plumbing issues quickly, and accurately.
  • Ability to perform regular maintenance, inspections, and provide customer service in a professional and timely manner to residents, vendors and co-workers.
  • Skills in time management, prioritizing tasks and managing emergencies (e.g., power outages).
  • Ability to provide accurate documentation on work orders, inspections, and inventory.
  • Ability to follow Permanent Supportive Housing (PSH) project and the Housing First philosophy adhering to trauma informed practices.
  • Ability to understand and complete all trainings around PSH and Housing First.
  • Strong understanding and sensitivity to American Indian/Alaska Native (AI/AN) Tribal culture and lifestyle, working effectively with AI/AN populations.
  • Effective oral and written communication skills with sensitivity to the lifestyles of targeted participants.
  • Skills in operating personal computers using a variety of computer software.
  • Ability to establish and maintain cooperative working relationships with management, coworkers, and outside contacts.
  • Ability to maintain strict confidentiality and comply with applicable federal and tribal privacy laws and KIC policy (HIPAA, HITECH, etc.).
  • Ability to learn and apply program/agency operating policies and procedures.
  • Ability to manage multiple priorities and tasks concurrently and meet deadlines.
  • Ability to work independently as well as with teams.
