Position Summary
LAUKOA is seeking a highly qualified Contract Maintenance Manager (CMM) to support healthcare facility operations and maintenance in Key West, Florida. This position will serve in a triple-hatted capacity as the Contract Maintenance Manager, Quality Control Manager (QCM), and Level 2 Site Safety and Health Officer (SSHO).
The successful candidate will provide day-to-day management of facility operations and maintenance activities while overseeing quality control and site safety requirements. This is a hands‑on position requiring both management experience and commercial mechanical maintenance knowledge. Candidates with experience as an HVAC Technician, mechanical technician, building engineer, or similar commercial facilities professional are strongly preferred.
The position will coordinate preventive and corrective maintenance, manage subcontractors, process service requests and service orders, perform quality control inspections, maintain safety documentation, and serve as a key interface between LAUKOA, subcontractors, and Government representatives.
Essential Duties and Responsibilities
- Manage daily operations and maintenance activities for the assigned healthcare facility.
- Serve as the primary on-site manager for contract maintenance, quality control, and safety activities.
- Receive, review, prioritize, and process emergency, urgent, and routine work requests in accordance with contract response requirements.
- Coordinate and schedule subcontractors performing preventive maintenance, corrective maintenance, repairs, inspections, and specialty services.
- Perform preventive maintenance, troubleshooting, and minor facility repairs within the individual's technical capabilities, including tasks such as lighting replacement and basic mechanical equipment troubleshooting.
- Monitor building mechanical, electrical, plumbing, HVAC, and other facility infrastructure systems for proper operation.
- Develop scopes of work for corrective maintenance, repairs, and service order requirements.
- Prepare service order packages and track work from initial identification through completion and closeout.
- Solicit, obtain, and evaluate subcontractor quotes for maintenance and repair work.
- Coordinate required permits and other approvals necessary to complete maintenance and repair activities.
- Perform quality control inspections of preventive maintenance, corrective maintenance, subcontractor work, and completed service orders.
- Document deficiencies and develop short-term and long-term corrective actions as required.
- Track identified deficiencies through correction and verification of satisfactory completion.
- Investigate and resolve customer complaints and substandard questionnaire or performance ratings.
- Maintain required quality control inspection records, work documentation, reports, and corrective action records.
- Prepare and submit required reports and documentation to OMEE and the corporate office.
- Maintain facility maintenance inventory, tools, materials, and commonly used replacement parts.
- Monitor project financial information, maintain the balance sheet, and support financial tracking associated with contract operations.
- Review, prepare, and submit invoices and supporting documentation as required.
- Develop Activity Hazard Analyses (AHAs) for applicable maintenance and repair activities.
