  • Follow established turnover checklists to inspect, repair, and prepare all apartment components, including plumbing fixtures, electrical components, mechanical equipment, appliances, windows, doors, hardware, accessories, cabinets, walls and floors.
  • Identify and correct deficiencies in workmanship, functionality, cleanliness, and overall presentation.
  • Complete repairs and adjustments with attention to detail, quality, and consistency to meet the community’s standards.

  • Communicate professionally with residents, explaining repairs and minimizing disruption to their homes.
  • Prioritize time-sensitive service requests, assess urgency, and follow through to ensure issues are resolved thoroughly.
  • Document work performed, materials used, and any outstanding issues in the maintenance tracking system.
  • Identify recurring issues and recommend preventative solutions to improve operations and resident satisfaction.

Common Area & Property Maintenance – 33%

  • Maintain the appearance, cleanliness, safety, and functionality of common areas, including hallways, stairwells, community rooms and grounds.
  • Conduct routine inspections of buildings, shared spaces, equipment, and property grounds to identify maintenance needs and potential safety concerns.

  • Maintain property grounds and exterior areas, including seasonal upkeep and removal of debris.
  • Identify and address maintenance concerns proactively to preserve the community’s appearance, protect property assets, and uphold luxury living standards.
  • Report larger repairs, recurring deficiencies, and safety concerns to the Maintenance Manager and coordinate follow-up as needed.
