An established residential developer is seeking a senior purchasing executive to design, lead, and elevate the organization’s procurement function. This leader will guide cost strategy, vendor relationships, contract governance, and operational systems to support large‑scale community development and ongoing expansion. The position plays a central role in ensuring financial performance, supply chain stability, and alignment across operational and corporate teams.

This executive partners closely with stakeholders across construction, design, finance, operations, and development to ensure purchasing decisions directly support organizational goals, quality expectations, and long‑term business strategy.

SALARY:150-180k

Primary Responsibilities Strategic Purchasing Leadership
  • Create and oversee a long‑range procurement strategy that supports growth, financial targets, and operational scalability.
  • Monitor and manage construction and amenity‑related costs, identifying opportunities to strengthen margins through proactive cost analysis and value‑driven solutions.
  • Lead early‑stage estimating and cost modeling for new home concepts, amenities, and community assets.
  • Work closely with financial and operational leaders on annual planning, forecasting, and budgeting.
  • Develop supplier selection frameworks and sourcing standards that ensure quality and consistency across all product categories.
  • Drive senior‑level negotiations for high‑visibility contracts, ensuring optimal pricing, risk mitigation, and adherence to organizational policies.
  • Manage the full lifecycle of supplier agreements, including performance reviews, updates, renewals, and terminations.
  • Build and sustain relationships with key suppliers, manufacturers, and trade partners to ensure dependable performance and cost efficiency.
  • Identify and evaluate new suppliers to support expansion into additional markets or product categories.
  • Conduct executive‑level supplier assessments through business reviews, facility visits, and performance benchmarking.
Operational Excellence & Systems Management
  • Oversee daily procurement operations to ensure accuracy, timeliness, and cost‑effective purchasing activity.
  • Lead continuous improvements across pricing structures, product offerings, workflow processes, and cost‑tracking systems.
  • Enhance utilization of procurement and ERP platforms to improve visibility, reporting, and decision support.
Leadership & Cross‑Functional Collaboration
  • Build, develop, and mentor a high‑performing purchasing organization, promoting a culture of ownership, accountability, and excellence.
  • Provide strategic insight and operational recommendations to senior leadership.
  • Strengthen collaboration between purchasing, finance, accounting, and field operations to ensure seamless project execution.
Qualifications
  • Bachelor’s degree in supply chain, finance, business, or a related field; advanced degree preferred.
  • 7–10+ years of progressive leadership experience in procurement or supply chain, ideally within residential construction.
  • Proven track record in strategic sourcing, cost management, and contract negotiation.
  • Strong financial and analytical capabilities with experience influencing executive‑level stakeholders.
  • Experience with modern ERP or purchasing systems; familiarity with homebuilding platforms is beneficial.
  • Excellent communication, leadership, and organizational skills.
