The Commercial Business Development Representative is responsible for creating and developing new client opportunities through high-volume outreach, cold calling, territory canvassing, networking, and in-person visits
. You will introduce Jani-King’s services, identify potential facility needs, and schedule qualified, high-value appointments for our sales executives.
In this role, you are the engine of the sales pipeline
—bridging the gap between first contact and closed business. Each day combines strategic planning with consistent execution, from mapping prospecting routes and researching target accounts to engaging decision-makers and documenting activity in our CRM system.
Success in this position requires persistence, confidence, organization, and the ability to manage aggressive activity goals while maintaining a professional brand presence.
Key Responsibilities- High-Volume Prospecting:Execute disciplined daily outreach to targeted businesses through cold calls, in-person visits, and networking events. Consistently meet or exceed daily and weekly activity benchmarks designed to drive measurable pipeline growth.
- Appointment Scheduling:Secure qualified, high-value appointments for the sales team, ensuring decision-maker engagement and clear next steps. Accurately document all activity in CRM with accountability to weekly kept and qualified appointment targets
. - Results Tracking:Maintain detailed records of outreach, conversations, and follow-up strategy. Monitor performance against clearly defined goals and take ownership for consistently delivering above-target production
. - Territory Management:Own and manage your assigned territory like a business. Strategically plan routes, prioritize high-opportunity accounts, and maximize face-to-face engagement to increase appointment conversion rates.
- Relationship Development:Engage confidently with business owners and facility decision-makers. Build credibility quickly, communicate value clearly, and position Jani-King as a trusted partner from the first interaction.
- Performance Focus:Operate with urgency and discipline. Manage your time, pipeline, and follow-up strategy to hit aggressive appointment and revenue-impact targets

We are specifically seeking candidates who have demonstrated consistent production in performance-driven environments. The top of the hourly range is reserved for individuals who bring proven results.
- 2+ years of B2B sales, prospecting, canvassing, or business development experience
- Demonstrated history of meeting or exceeding activity-based KPIs (calls, visits, appointments set, pipeline targets)
- Comfortable with high-volume cold outreach — both phone and face-to-face
- Strong executive-level communication skills with the ability to quickly build credibility
- Proven ability to manage a territory independently and maintain structured daily activity
