Trane in the Roanoke Area Energy Services group is hiring for a Project Superintendent to join our team.
The Project Superintendent is responsible for assisting the Project Manager to assure that the projects are completed and maintain the standard of excellence established by the company and customer.
Certain tasks will be assigned to the Project Superintendent to take the lead with little oversight.
What you will do:Project Leadership
- Lead all on-site construction activities for the complete renovation of a university dormitory.
- Provide overall field supervision for building renovation, infrastructure upgrades, and utility trade work.
- Direct and coordinate subcontractors, vendors, and field staff.
- Develop and maintain a high-performing jobsite culture focused on safety, accountability, teamwork, and quality.
- Partner with the Project Manager and project leadership team to align field execution with project goals.
- Lead pull planning, short-interval planning, and look-ahead scheduling for all phases of work.
- Coordinate sequencing of demolition, selective demolition, abatement-related activities if applicable, structural modifications, interior build-out, MEP systems, and utility upgrades.
- Ensure all building and utility trades are properly scheduled and coordinated to minimize conflicts.
- Manage milestone dates tied to academic calendars, student occupancy requirements, campus access limitations, and phased turnover needs.
- Identify potential schedule risks and implement recovery plans as needed.
- Supervise and coordinate all major trades, including:
- Demolition
- Concrete and masonry
- Carpentry and framing
- Roofing and waterproofing
- Doors, frames, and hardware
- Finishes
- Mechanical/HVAC
- Electrical
- Plumbing
- Fire protection
- Low-voltage systems
- Elevators, if applicable
- Civil/site work
- Underground and above-ground utilities
- Coordinate shutdowns, tie-ins, relocations, and commissioning activities for utility systems.
- Ensure subcontractors understand project phasing, access restrictions, safety requirements, and quality expectations.
- Lead daily subcontractor coordination meetings and field progress meetings.
- Enforce all site safety requirements in compliance with company policy, OSHA regulations, and project-specific safety plans.
- Promote proactive safety planning for demolition, confined spaces, utility interruptions, hot work, crane operations, temporary protections, and occupied-campus conditions.
- Conduct regular safety inspections, toolbox talks, and corrective action follow-up.
- Ensure all subcontractors maintain safe work practices and proper documentation.
- Oversee field quality to ensure all work complies with plans, specifications, codes, and industry standards.
- Coordinate inspections, mockups, testing, and commissioning activities.
- Proactively identify and resolve workmanship issues, constructability concerns, and trade coordination conflicts.
- Verify completion of punch list items and turnover requirements.
- Support document control related to RFIs, submittals, as-built conditions, and deficiency tracking in coordination with the project team.
- A High School Diploma or equivalent required, and typically at least 5-10 years of experience in General Construction.
- Background in project management, project coordination or related work.
