About

The Role

As a CBRE Building Operator, you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment. This job is part of the Engineering and Technical Services job function. You will provide support, preventive maintenance, and repairs on equipment and systems.

What You'll Do
  • Foster a culture of continuous improvement (maintaining quality and safety requirements) and customer service excellence within the service delivery team.
  • Work closely with and manage Operating Engineers and General Maintainers on day-to-day deliverables.
  • Provide training, coaching, and mentoring to employees in safe practices/procedures.
  • Self-perform and administer maintenance and operations through staff, including but not limited to preventative, corrective, and demand maintenance, inspections and tours of equipment, systems, and areas, and task and work plan documentation including CMMS.
  • Respond to emergency calls when directed.
  • Be familiar with all aspects of plant/building operations—including HVAC, mechanical, electrical, plumbing, and ensure systems are operated safely and efficiently.
  • Conduct inspections on mechanical, electrical and HVAC systems and related equipment such as water treatment, boilers, heat pumps, rooftop units, air conditioning units, etc., as per work plan and complete appropriate record logs.
  • Take readings and reviews of major equipment readings either directly or through Building Automation System (BAS) for mechanical, electrical and HVAC systems and related equipment.
  • Supervise and carry out preventative maintenance tasks as prescribed on equipment and systems.
  • Complete repairs and maintenance as required including belts, pulleys, filters, etc.
  • Respond to client and tenant concerns in a timely manner and apply engineering principles and problem-solving techniques to evaluate and resolve operating issues as required.
  • Ensure work and equipment areas are maintained in a clean, safe, and professional manner.
  • Coordinate and schedule equipment maintenance, repair and replacement with appropriate subcontractor.
  • Recommend equipment upgrades to improve reliability and efficiency.
  • Ensure job functions are performed safely and healthily, abiding by and in accordance with applicable Health, Safety, Environmental company policies and government legislation and regulations.
  • Demonstrate ongoing, continuous learning; maintain knowledge of current trends and technological advancements in the field, including up-to-date knowledge of bylaws, codes, regulations, and standards.
  • In collaboration with the next level of management, define skill and competency gaps and create and implement personal and career development plans.
  • Perform other duties as assigned.
Qualifications
  • BES I Certificate, or 4th class Operating Engineer, or provincial trades certification of qualification.
  • Minimum 3-5 years of experience in the operation and maintenance of facilities.
  • Proven computer skills including Microsoft Office—Excel, Word, Outlook.
  • Working knowledge of Computerized Maintenance Management System (CMMS) and Building Automation System (BAS).
  • Ability to read and understand drawings and schematics.
  • Ability to communicate effectively in English, both oral and written.
  • Ability to work in a team environment.

The salary being offered for this role is up to $65,000 per year.
