Position

Summary

Maintenance Technician II is a mid‑level role responsible for independently performing a broad range of maintenance tasks. This position requires the ability to work both independently and as part of a team. Key responsibilities include troubleshooting, repairing, and maintaining properties to ensure they are in optimal condition. The role covers caulking, painting, basic electrical and plumbing work, window and flooring repairs, fencing, roofing, concrete work, janitorial duties, landscaping, and HVAC maintenance.

The technician ensures buildings, structures, equipment, and appliances function as designed and supports compliance with state and federal regulations. The position reports to the Regional Maintenance Manager with daily worksite oversight from the Maintenance Technician III.

Job Duties /Responsibilities
  • Perform intermediate maintenance tasks, including basic electrical and plumbing repairs.
  • Troubleshoot and repair HVAC systems with limited supervision.
  • Conduct routine inspections and preventive maintenance.
  • Maintain accurate records of maintenance activities.
  • Assist in training and mentoring Maintenance Technician I staff.
  • Respond promptly to maintenance requests and emergencies.
  • Ensure compliance with safety regulations and building codes.
  • Complete unit make‑readies, ensuring vacant units are fully prepared for leasing.
  • Conduct initial move‑out inspections and document unit conditions.
  • Perform key/lock changes, necessary repairs, painting, and deep cleaning.
  • Assist in managing the inventory of maintenance supplies and equipment.
  • Coordinate with external contractors for specialized repairs.
  • Support other missions on Prospera Community Housing as assigned.
  • Participate in on‑call rotation for after‑hours maintenance emergencies.
Certification
  • Obtain an OSHA 10‑Hour General Industry Certification for safety awareness and EPA certification (and CPO certification if required) within the first 90 days of employment.
Knowledge,

Skills and Abilities
  • Knowledge of government inspections and requirements, such as HUD and TDHCA.
  • Proficient in using computers, cell phones and other technological devices to document tasks and follow company policies.
  • Strong ability to follow written and verbal instructions, completing tasks accurately and efficiently within designated time frames.
  • Excellent time‑management skills, prioritizing and completing maintenance tasks to minimize downtime.
  • Strong knowledge of building systems and maintenance tasks.
  • Good problem‑solving skills and attention to detail.
  • Ability to work independently and as part of a team.
Supervisory Responsibilities

There are no supervisory responsibilities or direct reports for this position.

Education and Experience Required
  • High school diploma or equivalent; technical or vocational training preferred.
  • Minimum of 2 years of experience in property maintenance or a related field.
  • Valid driver’s license and reliable transportation.
Communication Required

  • Bilingual (English/Spanish) preferred, but not essential.
Physical and Mental Requirements
  • Use proper lifting techniques to lift and carry objects weighing up to 50 pounds.
  • Ability to stoop, kneel, bend at the waist, and reach daily.
  • Comfortable using ladders and working at heights to perform tasks.
  • Work with prolonged periods of standing and walking, indoors or outdoors.
  • Use hand tools and power tools, requiring good hand‑eye coordination and manual dexterity.
  • Perform repetitive motions as needed.
  • Wear appropriate PPE, including gloves, safety glasses, and steel‑toed boots as required.
  • Participate in regular safety training sessions to stay updated on best practices and safety protocols.
  • Work demands include regular attendance, collaboration, verbal communication, moderate noise, and occasional travel within Prospera regions and other locations.
