We’re looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager. The candidate will maintain the highest standards in customer service and curb appeal of the assigned property.
Responsibilities- Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
- Execute general carpentry duties such as wallboard, counter top/cabinet, finish carpentry, window/glass, door/lock, and ceramic tile repair.
- Conduct proactive preventative maintenance for siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
- Maintain work order system, ensuring all orders are completed on time and meeting resident satisfaction.
- Inspect property grounds, buildings, and common area amenities to maintain safety, cleanliness, and identify maintenance needs.
- Assist with property emergencies such as snow removal, inclement weather, fires, and floods.
- Communicate promptly with maintenance leadership regarding all maintenance issues.
- Promote safety and risk management in accordance with all relevant regulations.
- Participate in emergency on‑call/after‑hours assignments, responding within established times.
- Maintain a professional manner at all times, fostering positive relationships with residents and teammates.
- Adhere to all components of the company risk management program.
- High school diploma or equivalent.
- At least one year of experience in the property management industry or a directly related field.
- General maintenance and carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Proficient in reading, writing, and understanding English.
- Ability to use general office equipment (telephone, fax, printer, copier, key‑track system).
- Excellent customer service and interpersonal skills.
- Strong organizational and time‑management skills.
- Ability to multi‑task and perform basic mathematical functions.
- Capability to defuse situations involving angry or difficult people.
- Maintain confidentiality and professional appearance.
- Compliance with safety requirements.
- Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.
