Lake Washington Institute of Technology, Building Equipment Mechanic
Located just outside Seattle, WA, Lake Washington Institute of Technology (LWTech) is a public institution of technology. This role supports campus comfort, sustainability, safety, and event readiness through building maintenance and technology systems.
Summary of Responsibilities- Perform routine maintenance and minor repairs on building systems including HVAC, plumbing, electrical, general carpentry, painting, and other related duties.
- Maintain and repair pipelines, pumps, motors, fans, temperature control equipment, valves, dampers, and safety devices, monitoring devices, fire alarms, and intercom systems.
- Assist mechanics with troubleshooting and repair of campus equipment and infrastructure.
- Inspect building systems and report deficiencies or potential failures.
- Operate hand and power tools safely and effectively.
- Perform basic installations and light construction projects.
- Respond to work orders and maintenance requests in a timely manner.
- Operate forklifts, Z‑Lift, and scissor lifts; provide supervision and maintain certification.
- Perform assigned preventive maintenance tasks on equipment and systems.
- Follow established preventive maintenance schedules and checklists.
- Document completed work and observations in the work order system and monitor system alerts.
- Operate small unmanned aerial systems (drones) for visual inspections of roofs, façades, and exterior systems.
- Enter work orders and basic asset data in CMMS (Megamation or equivalent).
- Navigate building automation systems, dashboards, and lighting control systems.
- Use diagnostic tools such as infrared cameras, CO₂ sensors, thermostats, and handheld meters to monitor building performance and occupant comfort.
- Support LEED‑certified or high‑performance buildings by monitoring temperature, air quality, and comfort conditions.
- Work collaboratively with custodial staff, grounds staff, and campus partners.
- Maintain parts inventories, inspection records, equipment maintenance logs, and building O&M manuals.
- Participate in training and skill development opportunities, including safety, automation, and emerging facility technologies.
- Maintain regular attendance and punctuality as required for union schedules.
- Assist personnel with diversity, equity, and inclusion initiatives by working effectively with diverse staff, students, and vendors.
- Post‑high school education, technical training, or relevant certifications in facilities maintenance or a skilled trade.
- Physical ability to perform job duties, including bending, lifting up to 50 pounds, and accessing all areas of campus buildings.
- Foundational experience in at least one core trade (HVAC, electrical, plumbing, carpentry) with the ability to support across multiple trades.
- FAA Part 107 Remote Pilot Certificate, or ability to obtain within six months of hire.
- Valid Washington State driver’s license.
- Basic computer skills, including Microsoft Outlook, Word, and Excel; ability to learn CMMS/work order systems.
- Strong verbal, written, and email communication skills.
- Demonstrated customer service skills in a campus or customer‑facing environment.
- Ability to work both independently in a specialized function and collaboratively as part of a coordinated facilities team.
- Preferred:
Entry‑level experience in facilities maintenance, construction, or building operations. - Preferred:
Experience or interest in a specific focus area such as HVAC systems or controls, electrical systems and lighting controls, plumbing or mechanical systems, event setup, grounds, or site infrastructure. - Preferred:
Experience with building automation systems (BAS/DDC), mechanical systems, preventive maintenance practices, and emerging technologies such as robotic maintenance equipment or inspection tools. - Preferred:
Experience working in LEED‑certified or high‑performance buildings.
40 hours per week, regular shift of 6:00 a.m. – 2:30 p.m. This is a union‑covered position. New hires are placed between Step 1 ($6,242) and Step 5 ($6,625) of the salary schedule, with step advancement defined by the IUOE bargaining agreement. Current IUOE employees…
