The Maintenance Director plays an important role in maintaining a safe, comfortable, clean, and well-functioning environment for our residents, families, and staff.

PRIMARY RESPONSIBILITIES Building & Grounds
  • Maintain the overall appearance and condition of the community.
  • Perform routine inspections of the building, grounds, common areas, resident rooms, and equipment.

  • Complete routine repairs and preventative maintenance.
  • Maintain outdoor areas, walkways, entrances, and common areas.
  • Coordinate landscaping, pest control, and other outside services as needed.

  • Establish and maintain a preventative maintenance schedule.
  • Regularly inspect HVAC systems, plumbing, electrical systems, appliances, doors, locks, lighting, and other building equipment.
  • Change air filters and perform routine maintenance as scheduled.

  • Identify and address potential hazards such as water leaks, electrical concerns, trip hazards, damaged flooring, or unsafe equipment.
  • Ensure emergency equipment and safety systems are routinely inspected as required.
  • Report significant safety concerns to the Executive Director immediately.
  • Participate in emergency preparedness and building safety procedures.
Vendor Coordination
  • Coordinate with outside contractors and service providers.
  • Meet vendors when necessary and monitor work being performed.

  • Maintain a professional and helpful attitude when working with residents and staff.
PROFESSIONAL EXPECTATIONS

The Maintenance Director is expected to:

  • Be dependable and punctual.
  • Be available to respond to urgent building issues when required.
  • Maintain a professional appearance and attitude.
  • Communicate effectively with management and staff.
  • Treat residents with dignity, respect, and patience.

  • Keep the Executive Director informed of significant repairs, safety concerns, equipment failures, and building issues.
  • Maintain confidentiality regarding residents and community matters.
  • Follow all community policies and procedures.
  • Keep maintenance areas, tools, equipment, and supplies organized.
