Maintenance Technician - Multi-Family Residential Communities

Job Summary

West Point Park is seeking Maintenance Technicians for its resort living community in Kissimmee, FL. The position is full‑time and requires a high‑school diploma or equivalent.

• Provide dependable vehicle for property maintenance.
• Respond to emergency maintenance calls and serve on‑call duty as scheduled.
• Monitor, operate, and maintain the trash compactor.
• Ensure all breezeways and security lights are functional daily.
• Perform customer service by treating residents with respect, answering questions, and responding to complaints efficiently.
• Complete all service requests within 24 hours unless extraordinary circumstances arise, diagnosing issues and making repairs according to established procedures, policies, safety standards, and code requirements.
• Complete documentation and paperwork accurately and in a timely manner.
• Assist with grounds and common‑area upkeep: picking up trash, pressure‑washing breezeways and pool areas, general cleaning, painting curbs and signage as needed.
• Prepare vacant residences for leasing by performing pre‑move‑out inspections and creating punch lists of needed maintenance.
• Maintain the maintenance shop area clean and orderly, complying with regulatory requirements.
• Read and understand hazard warning labels, wiring schematics, and distribution panels.
• Troubleshoot and service HVAC, plumbing, and electrical equipment; perform regular maintenance on exercise equipment, gas grills, amenity areas, and golf carts.
• Perform roof repair as needed and complete monthly preventative maintenance.
• Attend safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and safety regulations.
• Prepare for severe weather conditions.
• Perform physical tasks such as using hand tools up to 40lb, lifting hot water heaters (70–90lb), toilets (40–50lb), ladders (16–40ft, 20–125lb), and moving appliances and furniture weighing up to 200lb.

• Repeated use of hand tools weighing up to 40lb.
• Lifting and carrying items up to 200lb.
• Climbing ladders up to 40ft and carrying them between 20 and 125lb.
• Transporting appliances and furniture ranging from 75 to over 200lb.
• Standing, walking, bending, and performing tasks in moist, hot, or potentially hazardous environments.

• High school diploma or equivalent.
• Valid driver’s license with a clean driving record.
• 3–5 years of apartment maintenance or similar experience preferred.
• Knowledge of heating, air conditioning, plumbing, appliance repair, and related systems.
• Ability to handle crisis appropriately and communicate effectively with residents.
• Excellent attention to detail, accuracy, and follow‑through skills.
• Strong mechanical aptitude and ability to use hand tools and test equipment.
• Understanding of HVAC, plumbing, pool care, carpentry, appliance/equipment repair, and painting.
• Capable of performing at a high level in a fast‑paced environment and adapting to changing priorities.
• Willingness to obtain or already possess a CPO certification.

Full‑time. The position is located at West Point Park, Kissimmee, FL 34747, and is performed by Brew Town Living, LLC. Applicants must be legally eligible to work in the United States.
