Role Description
This is a full-time, on-site Maintenance Technician role based in Kissimmee, FL. The Maintenance Technician will perform routine and preventive maintenance on building systems, common areas, and apartment homes, including basic plumbing, electrical, HVAC, carpentry, painting, and appliance repairs. Responsibilities include responding promptly to service requests, preparing units for move-in, assisting with emergency maintenance, and ensuring all work meets safety, quality, and compliance standards.
The role also involves maintaining tools and equipment, keeping maintenance areas clean and organized, and monitoring property conditions to identify and address issues proactively. The Maintenance Technician will collaborate with the site team, interact professionally with residents and vendors, and accurately document work orders and materials used.
- Practical skills in basic plumbing, electrical, HVAC troubleshooting, carpentry, painting, and appliance repair, with a focus on safe and efficient work practices.
- Experience with routine, preventive, and emergency maintenance in a residential or similar property setting, including unit turns and common area upkeep.
- Ability to use hand and power tools, maintenance equipment, and digital work order systems or mobile apps to document tasks and track completion.
- Strong problem-solving skills, attention to detail, and the ability to prioritize multiple work orders and meet deadlines with minimal supervision.
- Effective communication and customer service skills, with the ability to interact respectfully with residents, teammates, and vendors.
- Willingness and ability to work on-site, with availability for on-call, evening, weekend, or holiday shifts as needed for emergencies.
- High school diploma or equivalent; technical or trade school training in building maintenance or a related field is preferred.
- Relevant certifications (e.g., HVAC/EPA, pool operation, or similar) and prior experience in multifamily housing or property management are beneficial.
