Summary / Objective
The Residential Property Maintenance Supervisor is responsible for the safe and economical maintenance of the building, grounds, outside perimeter and mechanical equipment. The supervisor demonstrates strong commitment, trustworthiness and accountability, and reports to the Regional Property/Maintenance Manager.

Essential Functions / Responsibilities
  • Perform basic repairs and adjustments (carpentry work, painting, plastering, flooring, demolition, electrical, etc.).
  • Ensure compliance with building rules and regulations (HDC, HPD, HCR, and other governmental agencies). Inspect boiler for safety valves and perform routine maintenance.
  • Clean public spaces (building front, yards, steps, entrance hall, etc.).
  • Maintain appliances, equipment and inventory of supplies.
  • Ensure adherence to regulations regarding garbage removal.
  • Manage Handyman and Porter to complete tasks and work orders.
  • Conduct daily, weekly and monthly physical inspections of common areas and move-in/annual inspections of units.
  • Review work-order requests from property management staff and residents, ensuring timely resolution.
  • Respond to emergencies and other building needs 24/7; must be reachable at all times via company-issued mobile telephone and ready to work as needed.
Requirements
  • Minimum five years of maintenance experience.
  • High School diploma or GED preferred.
  • Minimum two years of managerial experience.
  • Certifications in HVAC, boiler, sprinkler, plumbing required.
  • Strong customer-service skills to communicate with residents, staff and vendors.
  • Ability to train and supervise maintenance/service staff, evaluate performance and lead teams.
  • Flexible schedule availability for operational needs, including extra hours and shift adjustments.
  • Solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair and safe use of power machinery.
  • Ability to meet multiple deadlines and manage changing priorities.
  • Capability to diagnose and repair hidden equipment or appliances.
  • Ability to maneuver or move heavy equipment, appliances, supplies and tools.
  • Experience in trades such as electrician, plumbing, HVAC is a plus.
  • Knowledge of Nspire/REAC required.
  • Physical ability to lift, bend, stoop, climb, reach, and lift up to 50 pounds.
Pay Range

$25.00 – $27.00 per hour
