As a leader at the community, individuals in this position contribute to its success by ensuring the condition of amenities and apartment homes meets Concord’s high standards. This includes fully preparing apartment homes for new residents as well as maintaining the condition of occupied apartments.

We are looking for a candidate skilled in painting, plumbing, electrical, appliance repair, carpentry, landscape quality control, and irrigation repairs. The candidate must be able to transfer knowledge to others on the team and address residents’ customer service needs through clear and caring communication.

• Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions.
• Interview, select, recommend hire, train, and supervise maintenance department staff. Provide safety instruction, equipment, and devices and ensure employees are aware of safety and quality standards.
• Provide operational training and technical direction and assist staff in investigating and resolving problems. Assign and check work, evaluate performance, provide counseling and coaching, recommend disciplinary measures, monitor attendance and authorize time cards, initiate personnel actions.
• Participate in annual planning, recommend maintenance budget levels and related capital equipment purchases, respond to inquiries or provide documentation.
• Work with Community Director to select and negotiate with local vendors and contractors.
• Establish maintenance and preventive maintenance schedules and routines in keeping with overall company policy. Establish and modify priorities to suit changing conditions, make individual assignments, and monitor results.
• Track and determine status of service requests in computer system; investigate and resolve issues where service orders are past due.
• Ensure maintenance documentation is current and accurate, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs. Check warranty information and ensure repairs meet warranty requirements. Contact vendors as needed.
• Monitor inventories of parts, supplies, and materials; place orders to meet prescribed levels; store parts properly and keep shop safe and orderly.
• Monitor effectiveness of move‑in and move‑out inspections, conduct installations of equipment and furnishings within offices and common or amenity areas.
• Respond to reports of unusual or escalated repair or maintenance issues; determine repair requirements and perform repairs involving mechanical, electrical, plumbing, or HVAC systems.
• Determine need for outside contractors, negotiate and schedule assignments, and monitor progress and results.
• Arrange, implement and participate in special projects to install or repair items to increase aesthetics, safety, or quality of the property.
• Maintain property grounds and facilities, resolve safety hazards, property damage, or unsightly conditions, and report serious problems to management.
• Prepare periodic or special reports and data related to maintenance activities and statistics.
• Be available for on‑call duty, nights, and weekend work.

• High School Diploma or GED equivalent.
• Apprentice or applied trades training with knowledge of mechanics, electrical systems, HVAC systems, and plumbing.
• Over five years of experience fully familiar with required techniques, equipment, systems, documentation, and work routines.
• Proficiency in mathematics, use of complex drawings, manuals, and schematics, and use of precision measuring instruments such as gauges, meters, and electrical testers.
• Ability to speak, read, and write English for safety and productivity reasons.
• Certified Pool Operator (CPO) certification may be required; EPA certification (Universal or both Type I and Type II) required and must be provided at the time of hire or obtained within six months.
• Knowledge of safety and quality standards and ability to train staff.
• Strong organization skills to prioritize daily schedules and meet property demands.
• Willingness and ability to learn industry‑leading technology to provide efficient and effective service.
