Property Manager – Commercial Portfolio

Location: In-Office
Portfolio Size: Approx. 400,000 sq. ft. across multiple commercial locations

Position Overview

We are seeking an experienced Commercial Property Manager to oversee the day-to-day operations of a commercial real estate portfolio at multiple locations. This hands-on role ensures efficient building operations, high-quality tenant service, and effective vendor and site management.

The ideal candidate will have a strong understanding of commercial building systems, maintenance coordination, and tenant relations, along with the ability to prioritize multiple tasks in a dynamic portfolio environment.

Key Responsibilities

  • Oversee day-to-day operations of a commercial property portfolio, ensuring buildings are well-maintained and compliant
  • Act as the primary point of contact for tenants, delivering responsive service and a high-quality tenant experience
  • Manage vendors, service contracts, maintenance programs, and suite turnovers
  • Coordinate repairs, minor capital projects, and preventative maintenance activities
  • Support budgeting, invoice review, and cost control in partnership with operations and finance
  • Prepare suites for lease-up and support leasing and turnover activities
  • Participate in after-hours and emergency response as required
  • Supervise staff, including task assignment and performance oversight

Qualifications

  • Minimum 3 years of commercial property management experience
  • Strong knowledge of building operations, maintenance, and vendor management
  • Working knowledge of commercial lease agreements
  • Experience supervising property or building operations staff
  • Strong communication and customer service skills
  • Experience with budgets, invoice review, and basic financial controls
  • Proficiency with property management software and Microsoft Office
  • Required to live in waterloo region with a personal means of transportation with a valid license

Work Schedule

  • Full-time, in-office position
  • Core hours: 8:30 a.m. – 5:00 p.m.
  • After-hours/on-call rotation as required
