Building Inspector

Performs residential building, commercial building, and residential mechanical inspections of new and existing properties to ensure compliance with Federal, State and City codes and regulations; performs directly related work as required. The nature of the work performed requires that an employee in this class establish and maintain effective working relationships with other City employees and officials, contractors, builders, business owners and the general public.

Work is performed under the direction of the Building Official.

• Perform residential and commercial building and safety inspections through all phases of construction to ensure compliance with Federal, State, and City codes and regulations.
• Establish cooperative working relationships with builders, contractors, and homeowners.
• Provide impartial, fair and uniform inspections based on applicable code(s).
• Maintain communication with supervisor, coworkers, public agencies, and departments.
• Conduct final inspections with authority to postpone building or project completion based on compliance with enforcement codes and standards.
• Perform detailed and technical plan reviews of proposed building designs.
• Attend meetings, conferences, workshops, training sessions and remain current on principles, practices, and new developments in assigned work areas.

• Keeps immediate supervisor and coworkers accurately informed concerning work progress, including present and potential problems.
• Responds to citizens’ questions and comments courteously, fairly, and promptly.
• Communicates and coordinates regularly with City personnel to maximize the effectiveness and efficiency of interdepartmental operations and activities.
• Is punctual and timely in meeting requirements of performance, including attendance standards and work deadlines.
• Communicates information and states concerns in a clear and professional manner.

• Concepts, materials, and terminology related to building construction and installation in building/mechanical inspection. Applicable Federal, State and City codes, rules and regulations, including the International Building Code, ADA regulations, energy and computer applications, business and engineering mathematics, standard office practices, record‑keeping principles and procedures and plan review practices and procedures for documenting inspections and correction violations.

• Ability to interpret and apply appropriate methods, practices, procedures, codes, and regulations.
• Ability to explain codes, interpret construction plans and utilize sound, independent judgment when interacting with engineers, architects, developers, property owners and the public.
• Ability to organize and prioritize work and meet critical deadlines.
• Ability to prepare clear and concise reports, correspondence, and other written materials.
• Ability to effectively handle the most complex and sensitive building and mechanical inspections and quickly resolve complaints and problems.
• Ability to communicate effectively with others, orally and in writing, using technical and non‑technical language.
• Ability to understand and follow oral and/or written policies, procedures, and instructions.
• Ability to prepare and present accurate and reliable reports containing findings and recommendations.
• Ability to use logical and creative thought processes to develop solutions according to written specifications and/or oral instructions.
• Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time‑sensitive deadlines.
• Ability and willingness to quickly learn and use new skills and knowledge brought about by rapidly changing information and/or technology.

• High school diploma or GED equivalency is required.
• Must be 18 years old or older.
• Preferably one to three (1‑3) years of experience in construction.
• Any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work.
