Leasing Consultant

Responsibilities
  • Coordinate all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals.
  • Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
  • Listen, understand, and show empathy and respect to residents and coworkers.
  • Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move‑in paperwork and processes.
  • Ensure model apartments are in touring condition.
  • Orient prospective and current residents to the property and process renewal paperwork.
  • Maintain accurate and detailed records of traffic activity by entering applicable information into the computer system.
  • Follow up with all prospective residents via phone, mail or email.
  • Convert phone traffic into scheduled appointments for property tours.
  • Inspect apartments prior to resident move‑ins and ensure move‑in condition by coordinating move‑in/out needs with maintenance.
  • Create and maintain confidential resident files, including review of move‑in paperwork with new residents.
  • Complete weekly leasing reports accurately and on time.
  • Ensure all open and close procedures are completed daily.
  • Assist with ongoing resident relations throughout tenancy by responding to requests promptly.
  • Shop competitive properties and inspect buildings and grounds for safety and cleanliness, alerting maintenance as needed.
  • Assist with processing work order requests for residents and ensure timely completion.
  • Provide clerical support such as answering phone calls, filing, and processing property invoices, as needed.
  • Assist with planning and implementing resident activities to increase retention.
  • Comply with all company policies, health and safety rules, and applicable local, state, and federal laws.
  • Perform other duties as assigned.
Education and Experience
  • High school diploma is required.
  • Minimum one year of previous sales experience is preferred.
  • One year of previous residential leasing experience is preferred.
Skills and Requirements
  • Excellent customer service and interpersonal skills.
  • Prior experience in Yardi Voyager or a comparable system is preferred.
  • Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
  • Effectively and sensitively communicate with all levels of management.
  • Sensitivity to confidential matters.
  • Ability to work independently and prioritize in a fast‑paced environment with a strong sense of urgency.
  • Ability to relay technical concerns with adequate detail, quick and accurately.
  • Strong English reading, writing, comprehension, and conversation skills.
  • Ability to use general office equipment such as telephone, fax machine, printer, copier, and key track system.
  • Strong organizational and time‑management skills.
  • Ability to calm and defuse situations involving angry or difficult people.
  • Valid driver’s license, clean driving record, and current auto insurance are required.
  • Compliance with all safety requirements.
  • Required to complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
