Leasing Specialist – Kyle, TX Community (3700 Dacy)
Under the direction of the Community Manager, the Leasing Specialist is responsible for maximizing occupancy, generating qualified traffic, scheduling appointments, securing rentals, promoting resident retention, and providing exceptional customer service.
Responsibilities- Conduct all leasing activities at the property, including responding to inquiries, providing tours, and coordinating move‑ins.
- Perform market surveys and physically shop competitors; recommend marketing strategies and programs.
- Develop and monitor referral programs, newsletters, and resident retention initiatives.
- Initiate sales outreach, support community management and internal/external communication.
- Maintain accurate e‑shop, phone shop, and physical shop scores and closing ratios per NRP policies.
- Keep knowledgeable about the LIHTC program and file compliance.
- Follow all NRP prospect and resident follow‑up procedures (sales, service, requests).
- Assist with rent and fee processing, paperwork, and accurate reporting.
- Inspect apartments for move‑in, coordinate renewals and lease expirations, and train other staff.
- Maintain a clean, organized leasing area and comply with Fair Housing and tax regulations.
- Assist with resident functions, curb appeal, and service request completion.
- Provide excellent customer service and attend community events and weekends as needed.
- High school diploma or equivalent; college education preferred.
- 1 year of customer service or sales experience (or related education).
- Tax Credit Specialist (TCS) accreditation preferred.
- Valid driver’s license and reliable transportation.
- Strong computer skills and proficiency with Microsoft Office;
Yardi experience preferred.
