As the Service Technician BTR you will support the oversight of physical assets, conduct maintenance repairs, prepare apartments for move‑in, implement preventive maintenance, and assist with construction or rehabilitation projects across multiple communities.

• Use the service request system to schedule and prioritize tasks with guidance from the Community Manager BTR and Service Manager BTR.
• Repair or replace apartment maintenance requests within scope, including HVAC, electrical, plumbing, carpentry, drywall, structural work, appliances, and common‑area items.
• Monitor completion of service requests, limit callbacks, and ensure customer satisfaction.
• Apply company policies and procedures and help implement the preventive maintenance program, ensuring documentation per BH guidelines.
• Exercise independent judgment while working under moderate to high stress, meeting deadlines and reprioritizing activities.
• Collaborate with the office team and Maintenance Supervisor on move‑in/move‑out reports, reviewing major expenses before acting.
• Report to the Community Manager BTR when units are ready to show.
• Identify and correct hazardous conditions through daily property tours, reporting hazards to the Community Manager and Service Manager, and assisting with hazard repairs.
• Share on‑call duties with the maintenance team, responding to resident requests within 24 hours and to hazardous weather promptly.
• Assist with inventory, order supplies, and pick up supplies as needed.
• Perform other duties as assigned.

• Minimum one year of experience in general maintenance, safety, heating, and air conditioning.
• Basic computer skills required for job functions.
• Knowledge of OSHA and other safety requirements; familiarity with federal, state, local codes and internal policies.
• Regularly perform manual, task‑oriented work under direct supervision.
• High School diploma or GED is a plus.
• Must provide own hand tools and be able to travel to multiple work locations.
• HVAC certification or ability to obtain one.
• EPA Type II‑domestic HVAC certification (or 410A) or ability to obtain.
• Certified Pool Operator (CPO) certification or ability to obtain.

• Lifting up to 50 pounds.
• Full range of motion with upper and lower body; standing, walking, bending, stooping, crawling, and climbing stairs.
• Ability to use both hands for frequent grasping and manipulation.
• Involves pushing or pulling items and reaching overhead.
• Operation of a motor vehicle on site, if applicable.
• Exposure to all weather conditions.
