Position: Maintenance Technician - Marq on Martin

JOB DESCRIPTION SUMMARY

Marq on Martin has an immediate opening for an experienced Maintenance Technician! Our team members are high performers that care about customer service and exceed expectations. The Maintenance Technician plays a critical role in our success.

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

What We Are Looking For
  • Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing.
  • High level of professionalism in both manner and dress.
  • Excellent communication skills: ability to read, write and communicate effectively.
  • Proficient in MS Office Suite.
Essential Responsibilities
  • Completes assigned work orders generated from resident requests for service and preventative maintenance, diagnosing defects and making repairs in accordance with established policies and safety standards.
  • Completes the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, tools, and other items, tracking inventory, returning unused items, and notifying the maintenance supervisor about re‑ordering needs.
  • Completes documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense‑control programs through repairing rather than replacing parts when possible, practicing correct use of tools and equipment, and minimizing waste of materials.
Other Responsibilities
  • Complies with Greystar’s safety and risk‑management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety laws and requirements, and reporting accidents and incidents promptly and accurately.
  • Might periodically inspect work performed by contractors, vendors and other service providers to verify that the work, materials and services meet quality standards, scope and specifications.
  • Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate physical needs to management.
Physical Demands
  • Requires standing, walking, or sitting for extended periods; bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
  • Requires working inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Requires pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
  • Travel may be required to assist other properties, attend training classes or business meetings.
  • Requires a flexible schedule, including evening, weekend, and holiday call‑in duties.
Required Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions (for all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.

The hourly range for this position is $24.00 - $25.37.
