Job Summary
The Maintenance Technician will perform technical and mechanical work to ensure the physical aspects of the property meet company standards for cleanliness, appearance, safety, and functionality.
Responsibilities- Complete resident service requests and preventatives, diagnosing issues and making repairs following policies and safety standards.
- Perform the "make‑ready" process for vacant apartments including pre‑move‑out inspections, creating punch lists, scheduling vendors, completing maintenance tasks, and final inspections.
- Track and manage inventory, supplies, equipment and tools; return unused items and notify supervisor of re‑order needs.
- Document work orders accurately and promptly for tracking and reporting.
- Maintain grounds, common areas, and amenities by cleaning, trash removal, pressure washing, painting curbs and signage as needed.
- Support cost‑cutting programs by repairing parts when possible and using materials efficiently.
- Attend safety meetings, complete required training (OSHA, etc.), and report incidents accurately.
- Inspect vendors’ work to verify quality and specifications.
- Assist in routine and periodic property inspections to identify safety concerns and communicate them to management.
- Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Experience with painting, entry‑level carpentry, appliance repair, and basic plumbing.
- Professional manner, appropriate dress, and excellent communication skills.
- Proficient in MS Office Suite.
- Valid driver’s license (where required).
- EPA Type1 andII or Universal refrigerant recycling certification (for certified technicians).
- All required State and local certifications.
Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas; work inside and outside in all weather; lift up to 25lb independently or 50lb with assistance; flexible schedule including evenings, weekends and holidays.
Compensation and Benefits- Hourly rate: $24.00 – $25.37.
- Base salary may be eligible for quarterly or annual bonuses (corporate) or weekly, monthly, or quarterly bonuses (on‑site).
