Description

Incumbent serves as Maintenance Technician for the Maintenance Department, responsible for maintaining, repairing, and safety of County facilities and equipment.
DUTIES:
- Inspects County facilities and related equipment identifying problems and determining maintenance and repair needs, including HVAC, plumbing and electrical systems.
- Maintains air conditioning units, including repairing/replacing fans, motors, chiller unit brackets, and changing fan coil filters.
- Repairs water heaters and plumbing as needed, such as replacing faucets, unclogging toilets and drains, and repairing leaks.
- Makes electrical repairs, such as repairing, replacing, installing three-phase motors, new fixtures and wiring as needed.
- Establishes and implements preventive maintenance schedules ensuring equipment is cleaned, oiled/lubricated and repaired as needed.
- Assists in evacuating personnel and visitors from facilities when fire alarm is activated, and resets alarm system as needed for false alarms.
- Designs, estimates, and completes special projects.
- Assists with new construction and remodels projects.
- Maintains communication with Maintenance Director and Assistant Maintenance Director regarding projects and repair supplies and parts, as needed.
- Receives deliveries of materials, such as new building equipment, replacement machinery, maintenance supplies, and office supplies. Transports and delivers supplies and parts to appropriate buildings.
- Communicates with staff as to upcoming construction and repairs that may be disruptive to their normal workflow.
- Ensures exterior walkways are cleared of snow/ice during winter months, lawn care and working on-call if necessary.
- Reports progress and performance of outside contractors and facilitates their work with needed information and access to appropriate areas of facilities.
- Attends workshops/seminars to further knowledge of relevant technology and methods as required.
- Responds to emergencies on 24-hour basis.
- Performs related duties as signed.
I. SKILLS AND KNOWLEDGE:
- High school diploma or GED, with related experience preferred.
- Must be 18 years of age.
- Working knowledge of basic plumbing, electrical, HVAC system maintenance, and ability to read and interpret technical manuals and maintain building equipment.
- Working knowledge of and ability to make practical application of current building codes and OSHA safety policies and procedures, and ensure safety of self and others.
- Ability to understand and follow oral and written instructions and work orders, and work alone with minimum supervision.
- Ability to adjust gauges/dials as needed, and properly operate various hand and power tools, such as hammer, screw drivers, wrenches, drills, power saws, driver, ratchet, broom, tape measure, hand truck/cart, dump trailer, delivery truck, snowblowers, and leaf blowers.
- Ability to physically perform essential duties of the position, including exerting sustained physical effort, bending, crouching/kneeling, reaching, handling/grasping/fingering objects, standing/walking for long periods, climbing ladders, pushing/pulling/lifting/carrying objects weighing over 50 pounds and work in inclement weather for sustained periods of time.
- Ability to use computer to monitor HVAC and electrical systems, email coworkers, staff, vendors, and contractors, track tasks and work orders in maintenance software, and use standard office software to view and edit files.
- Ability to effectively communicate with co-workers, other County personnel, subcontractors, and vendors, and the public, including being sensitive to professional ethics, gender, cultural diversities, and disabilities.
