Job SummaryResponsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. A company vehicle and tools are provided and travel to a variety of customer sites to maintain commercial properties. Performs preventative, corrective and predictive maintenance, troubleshooting and general service of buildings, equipment and grounds. Maintains a face-to-face relationship with customers to provide quality workmanship and high work standards in a professional environment.
Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems.
- Performs preventative maintenance and repairs per work order requirements in compliance with company procedures, regulatory requirements and safety standards.
- Performs minor plumbing maintenance on existing systems (e.g., repair/unclog toilets and urinals, replace and maintain valve assemblies, toilets and faucet fixtures, repair/maintain sensors for automatic flush kits).
- Performs routine painting, carpentry, general maintenance to keep facilities in like-new condition (e.g., repair drywall, prepare area, and match paint for a uniform appearance).
- Repairs and routine maintenance of walls, floors, doors, painting and touch-up work to beautify facilities.
- Performs minor electrical maintenance within state law requirements (e.g., repair/replace fixtures, switches, outlets; replace light bulbs, ballasts, and sockets as needed).
- Completes service inspections and asset inspections as needed.
- Fully utilizes technology (tablet, smartphone) to access and complete work orders, create and submit service reports and quality inspection images, and submit timesheets, expense reports, and purchase card logs.
- Obtains necessary materials and supplies to complete tasks.
- Creates a positive climate with the client, provides and maintains customer satisfaction, and communicates with customers and internal support teams.
- Obtains and completes required safety and compliance training and attends weekly safety meetings.
- Provides estimates for larger projects and services needed by onsite customers.
- Performs other duties as assigned or required.
- Education
:
High school diploma required; degree/certification or equivalent professional experience in landscaping, trades (electrical, HVAC, plumbing), or specialty floor care is preferred. - Business Experience
:
Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry; or an equivalent combination of training, education, and experience. Background in commercial services strongly preferred. - Licenses/Certifications
:
Must possess applicable certifications, licenses, and a valid driver’s license in good standing. - Language Skills
:
Ability to read and comprehend instructions, safety policies, operating and maintenance manuals; able to write routine reports and present information in small groups. - Technical Qualifications & Skills
:
Complete assigned work orders in a timely manner and communicate status; proficient with handheld devices and business systems or document management software; include Microsoft Office suite and email. - Comply with all applicable codes, regulations, and Company directives related to building operations and safety. Perform day-to-day repairs, emergency, and preventive maintenance. Maintain knowledge of OSHA standards and Company safety policies.
- Experience in installation, maintenance, troubleshooting and repair of building mechanical systems including HVAC, plumbing, and electrical systems.
- Daily local travel between properties.
