Community Manager
Such as overseeing the entire operations of a housing community under the supervision of the Regional Manager. The position involves managing all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. The Community Manager acts as the on‐site leader, supervising all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities- Personnel Management:
Hire, train, coach, and develop on‑site staff, maintain weekly schedules, address performance issues, and promote staff harmony and quality job performance. - Financial Management:
Achieve optimal net operating income through cost control, revenue and leasing improvements; prepare yearly operating budgets, reconciling deposits, rent collections, and vendor invoices; complete accurate property closeouts and financial reports. - Strategic Leasing Management:
Develop yearly marketing plans, execute effective leasing techniques, handle resident complaints and retention programs, show units, lease, and facilitate move‑ins. - Administrative & Maintenance Management:
Ensure accurate administrative and leasing reporting; lead emergency response; provide customer service, monitor maintenance turnarounds, maintain property appearance, and manage resources and vendor relations. - Other Duties:
Assist with additional tasks as directed, ensuring safety‑sensitive compliance.
- High School Diploma or equivalent;
Bachelor’s degree or four years of housing industry experience, or one to two years related experience and/or training. - Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and knowledge of on‑site software, Fair Housing Laws, and OSHA requirements.
- Communicate regularly, perform repeated wrist, hand, and finger motions, and be able to work overtime, weekends, and night hours for emergencies.
- Stand or sit for extended periods, move around work sites, sometimes ascend/descend ladders, stairs, or equipment, lift up to 25 lbs., and work in varied environments, including extremes of temperature, precipitation, and confined spaces.
- Reliable transportation is required due to the on‑call emergency responsibility.

Salary Range$70,000 per year to $73,000 per year
