INSPECTOR II Division:
Maintenance
Under direction, plans, inspects and coordinates the alterations inspections, mold/mildew inspections, associated remediation and participates in the engineering, drafting, construction and inspection programs; and performs related work as required. Work involves regular contact with other divisions, departments, City building officials, contractors and frequent contact with residents and resident directors.
ESSENTIAL FUNCTIONSAttends Committee and Mutual meetings as directed. Prepares cost estimates, researches information, prepares reports and recommendations to determine construction follow-up actions required and coordinates construction projects.
Contacts contractors to obtain bids on construction jobs, inspects new construction projects and consults/advises residents on a variety of construction and maintenance problems.
Drives a vehicle to perform job.
When assigned as Moisture Intrusion Inspector
, performs the additional
Essential Functions:
Investigates and resolves water intrusion issues. Provides scope of work, assists in obtaining necessary bids, inspects for compliance, documents procedures, maintains records and verifies contractor invoicing relative to work completed. Works with various insurance carriers to ensure compliance with insurance regulations.
When assigned as Alterations Inspector
, performs the additional
Essential Functions:
Participates in the issuance of permits for and conducts inspections of modifications to the Community manors. Reviews permit applications for conformance to established Community standards and approves, rejects or refers permit application to the appropriate Mutual board for review and performs inspections. Participates in the review and preparation of variance applications and as assigned prepares variance reports to present at board meetings.
Enforces conformance to mutual standards.
Regular attendance required. All duties performed on-site for the Community.

NON-ESSENTIALFUNCTIONS
Assists with standard plan, alteration plan and document maintenance and with the development of approved standards and standard plans for alterations.
Conducts inspections of manors being resold to determine labor and material costs required to restore to original condition and/or acceptable standard as established by operating procedures. Prepares cost estimates to repair and/or restore manors to acceptable standards and initiates work requests to accomplish repairs or restoration and coordinates construction tradesmen in accomplishing work.
EQUIPMENT OPERATEDVehicle, PC, printer, copier, fax machine, calculator, telephone, moisture meter.
WORK ENVIRONMENTClimate controlled indoor office, as well as exposure to normal outdoor elements performing site inspections.
DESIRABLE QUALIFICATIONS- Knowledge of the occupational hazards and safety precautions of the job.
- Knowledge of computer and applicable software programs.
- Knowledge of mold and mildew remediation processes and procedures.
- Knowledge of modern office equipment, practices, systems and procedures.
- Knowledge of the terminology, methods, practices, techniques and instruments of drafting.
- Knowledge of the materials, methods and practices used in various types of construction, and the stages in construction when possible defects and violations may be most easily observed and corrected.
- Knowledge of national, state and local building and related codes and regulations, and local zoning ordinances.
- Ability to prepare and/or direct in the preparation and maintenance of engineering records and make concise technical reports.
- Ability to express ideas effectively, orally and in writing.
- Ability to relate to the needs and concerns of senior citizens.
- Ability to establish and maintain effective and pleasant working relationships with fellow employees, contractors, architects, residents and the public.
- Possession of a valid California driver's license.
- Possession of an ICBO Certificate (International Conference of Building Officials) and/or active or inactive Contractors License and recent experience in construction supervision and/or management.
- Ability to obtain certification related to mold remediation.
- Ability to pass respiratory pulmonary function test.
- Ability to pass qualitative and/or quantitative respirator fit test.
