Essential ResponsibilitiesUnder the supervision of the Maintenance Manager of Facilities Planning and Control, the Central Plant Operator performs skilled journey‑level air conditioning and heating work, including construction, installation, troubleshooting, repair, alteration, and maintenance of a variety of air conditioning and heating systems. Duties also include hands‑on maintenance, operation and troubleshooting of all Central Plant related equipment and pneumatic and direct digital controls, and other semi‑skilled and skilled maintenance, repair, and construction tasks in the upkeep of university facilities.
- Maintain current knowledge and apply codes and regulations related to the area of expertise.
- Monitor and document the operation and maintenance of all HVAC‑related equipment installed at the Central Plant and elsewhere on campus.
- Lays out, assembles, installs, tests, maintains, troubleshoots, and repairs district building’s air conditioning and heating systems and related equipment.
- Install, maintain, and repair a wide variety of air conditioning and heating systems, including chillers, pumps, cooling towers, air handling units, fan coils, exhaust fans, dampers, ducts, piping, controls, and other conditioned air system components.
- Install and repair refrigeration systems such as reach‑ins, walk‑ins, and small refrigerators.
- Install, troubleshoot, and repair air conditioning and heating controls and thermostats.
- Operate, maintain, and troubleshoot a campus‑wide, computer‑based Energy Management System.
- Develop and assist in developing specifications, diagrams, and drawings.
- Conduct required water treatment of HVAC equipment.
- Develop, prepare, and maintain daily operation logs for all HVAC equipment.
- Manage EPA certification for handling and management of refrigerants.
- Operate equipment such as light trucks, forklifts, tractors, and other related motorized equipment.
- Perform other related duties as assigned.
- Four years of experience in the operation or maintenance of central plant heating, ventilating, and air‑conditioning (HVAC) equipment and associated systems; OR
- Associate's degree in air‑conditioning technology and two years of experience in HVAC central plant operations.
- Two (2) years of demonstrated team leadership experience, problem‑solving, guiding and improving team output, and increasing efficiency to achieve project goals and meet deadlines (Preferred).
