Maintenance Technician II – Full time – California, Lake Forest, CA 92630
Base Pay $52,500.00 – $74,000.00

Maintain and enhance the quality of living for residents in Avalon Bay Communities. The role involves diagnosing and repairing a wide range of systems and performing routine preventive maintenance to keep apartment homes in excellent condition.

• Diagnose and repair issues in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems.
• Complete assigned service requests and repairs in accordance with company standards and within scheduled time frames.
• Ensure vacant apartments are rent‑ready and perform required turnkey work.
• Conduct regular preventive maintenance on apartments.
• Assist with interior and exterior painting projects.
• Maintain a safety culture by following all safety policies, reporting unsafe conditions, and using proper PPE.
• Perform hot works such as brazing, soldering, and welding following company standards.

• 2–3 years of maintenance experience, including HVAC, plumbing, electrical, and general repair work.
• Valid driver’s license.
• Availability for an on‑call rotation schedule each month.
• Strong customer‑service communication skills.
• Ability to read and understand company policies and procedures, including key control and emergency policies.
• Knowledge of cleaning and chemical safety, including Hazard Communication SDS and proper chemical handling.
• Familiar with personal protective equipment and its proper use.
• Basic understanding of emergency systems, shut‑offs, locations, and operation sequences.
• Knowledge of paint types and painting tools.
