Operations Manager - High End Custom Builder

Summary

The Operations Manager supports the Director of Operations in the planning, coordination, execution, and overall management of high-end custom residential construction projects. This role assists with project operations from preconstruction through project completion, helping ensure projects are organized, coordinated, on schedule, within budget, and built to the company's quality standards.

• Assist the Director of Operations with management of custom home projects from preconstruction through completion.
• Coordinate communication between homeowners, architects, designers, engineers, subcontractors, suppliers, and field personnel.
• Support development and maintenance of project schedules, milestones, and procurement timelines to establish contract turnover dates.
• Assist the Director of Operations with signing and approving change orders and PO contracts.
• Assist Project Coordinators with client meeting agendas, including meeting notes and action items.
• Support implementation of company processes, standards, and operating procedures.
• Participate in homeowner, design, and preconstruction meetings.
• Review architectural, structural, civil, and MEP plans for coordination and constructability.
• Coordinate with superintendents and trades to identify conflicts, long lead items, and scheduling concerns.
• Assist with bidscope development, subcontractor comparisons, and procurement coordination.
• Assist Architecture with coordinating permitting requirements, HOA/ARC submissions, and municipality approvals.
• Assist with construction startup readiness including permits, procurement tracking, and preconstruction meetings.
• Assist with quality control processes, punch lists, and project closeout coordination.
• Help identify and resolve constructability risks proactively.
• Coordinate timely distribution of updated plans, revisions, RFIs, and project information.
• Maintain strong relationships with clients, trade partners, consultants, and internal team members.
• Analyze operations for continual improvement.
• Implementation for SOP procedures and maintain that these procedures are being followed.
• Collaborate with estimating on the bidding process, selection of and negotiations with subcontractors and vendors.
• Immediately report variances in the budgets or project schedules and participate in the financial or schedule recovery.
• Work closely with VP and Director of Operations regarding business development and lead the effort to bid, negotiate, and construct new custom home and remodeling projects.
• Assist VP and Director of Operations in the recruiting process.
• Assign, train, motivate, and manage teams in division to achieve company objectives.
• Maintain the highest level of quality to meet company standards.
• Prioritize and ensure compliance with safety and risk management policies and practices.
• Inspect and verify all work performed by company and/or subcontractors is of quality workmanship, clean and to specifications.
• Project a positive image (appearance, language, behavior) at all times with customers, vendors, subcontractors, visitors and fellow associates.
• Motivate fellow associates to achieve desirable production rates and set the standard for quality work.
• Perform any special assignments or projects as requested by Leadership.
• Performs miscellaneous job-related duties as assigned.

• Promote, execute and adhere to the company's safety program (particularly the use of hardhats, safety glasses, ear plugs, dust masks, reflective clothing and assigned harnesses), and encourage all associates, subcontractors and clients to adopt safety as a culture.
• Knowing, understanding, communicating and ensuring compliance under Occupational Health and Safety Act (OSHA).
• Work with the Safety Department to investigate damage, incidents or near misses in the worksite, and ensure proper procedures are carried out according to the Company's Safety Program.
• Work in a safe, responsible manner to not intentionally or unintentionally injure oneself, or endanger the wellbeing of others.
• Adhere to site specific customer requirements at all times.

Ability and willingness to travel between company locations, up to 100% of the time.

• High School Diploma or GED is required.
• Bachelor's degree in Construction Management or finance field.

• Minimum of 5-7 years' experience and knowledge of high-end custom residential or commercial construction management including blueprint reading and safety requirements.

• Driver's License along with proof of auto insurance according to company standards.

• Completion of OSHA 30 Hour is preferred within the first year of employment.

• Knowledge of Microsoft Office software programs, including Outlook, Word, Excel, and Bluebeam.
