Junior Estimator
Position Overview
A growing real estate development and construction organization with a diverse portfolio of self-storage, commercial, mixed-use, warehouse, land development, and related real estate projects throughout Florida and the Southeast is seeking a Junior Estimator to support its construction and development team.
This is an excellent opportunity for someone early in their construction career who wants exposure to the full development and construction lifecycle-not just estimating. The Junior Estimator will work closely with senior leadership, project managers, and construction professionals to assist with budgeting, quantity takeoffs, bid preparation, subcontractor coordination, and project cost tracking.
The ideal candidate is detail-oriented, organized, eager to learn, and thrives in a fast-paced, entrepreneurial environment where priorities can shift quickly.
This role offers significant career growth potential into estimating, preconstruction, project management, and development leadership positions.
Key Responsibilities
Estimating & Preconstruction Support
- Review construction drawings, specifications, scopes of work, and project documents.
- Perform quantity takeoffs for labor, materials, equipment, and subcontractor scopes.
- Assist with conceptual budgets, preliminary estimates, hard-bid estimates, and project cost summaries.
- Solicit and coordinate pricing from subcontractors, suppliers, and vendors.
- Analyze subcontractor proposals for completeness, scope coverage, exclusions, and pricing accuracy.
- Maintain organized estimate files, bid documentation, vendor databases, and historical cost records.
- Assist with value engineering initiatives and cost-saving recommendations.
- Support project managers with change order pricing, budget updates, and cost tracking.
- Coordinate with construction, development, finance, and operations teams to gather estimating information.
- Assist with project turnover from preconstruction into active construction.
- Help identify gaps, inconsistencies, and missing information in plans and bid packages.
- Participate in subcontractor communication, bid leveling, and follow-up activities.
Assist with estimating and scope development for:
- Sitework
- Utilities
- Concrete
- Structural systems
- Metal buildings
- Paving
- Mechanical, Electrical & Plumbing (MEP)
- Interior build-outs
- General commercial construction
- Track material pricing trends and construction cost fluctuations.
- Monitor subcontractor availability and market conditions.
- Help maintain pricing databases and estimating tools.
- Support strategic planning through accurate cost forecasting and budget analysis.
Required
- 1-3 years of experience in construction estimating, project coordination, construction management, field construction, or a related role.
- Ability to read and interpret construction drawings, specifications, and scopes of work.
- Basic understanding of construction methods, materials, sequencing, and terminology.
- Strong attention to detail and organizational skills.
- Proficiency with Microsoft Excel.
- Strong communication skills and ability to interact professionally with subcontractors, vendors, project managers, and leadership.
- Ability to manage multiple projects, deadlines, and priorities simultaneously.
- Experience with commercial construction, self-storage, site development, warehouse, retail, multifamily, metal building, or general building projects.
- Experience using Bluebeam, Plan Swift, Procore, Buildertrend, or similar construction software.
- Exposure to budgeting, takeoffs, bid management, or project cost tracking.
The successful candidate is not expected to be a senior estimator but should possess enough construction knowledge to contribute quickly while remaining eager to learn and develop.
The ideal individual will be:
- Detail-oriented and numbers-driven.
- Organized and capable of managing large amounts of project information.
- Comfortable communicating with subcontractors, vendors, and project teams.
- Curious, coachable, and eager to learn from experienced construction professionals.
- Interested in the full real estate development and construction process.
- Hands-on, practical, and solution-oriented.
- Comfortable working in an entrepreneurial environment where team members wear multiple hats.
- Motivated to grow into a future Estimator, Preconstruction Manager, Project Manager, or Development professional.
