Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, daily operations and financial functions of the housing community. The role focuses on delinquency and rent collection, financial functions, personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As an on‑site leader, one supervises all aspects of the property and staff to ensure compliance with company policies, safety, fair‑housing guidelines, and liability concerns.

Responsibilities
  • Post all payments and income from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily all account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files for accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
  • Ensure regular/daily on‑site attendance.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Promote staff harmony, quality performance, and effective leadership.
  • Strategic leasing management: ensure staff leasing techniques are effective, closing and follow‑up procedures met, lease signatures documented, and reporting systems accurate and up‑to‑date.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletters.
  • Effectively show, lease, and move‑in prospective residents.
Administrative Management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on time (requires regular property inspections).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (bidding, pricing from vendors, suppliers, contractors).
Education & Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Minimum of one year experience with affordable housing programs (LIHTC, HUD, etc.).
  • Affordable housing accreditation or other applicable designations preferred.
Physical Requirements
  • Regular standing or sitting for prolonged periods, communicating with others, repeating wrist, hand, or finger motions.
  • Move about to accomplish tasks, including ascending/descending ladders, stairs, scaffolding, ramps, step stools.
  • Operate machinery or power tools, operate motor vehicles or golf carts.
  • Work overtime, weekends, night hours and in various environments (indoor/outdoor, tight spaces, extreme temperatures).
Compensation

Salary Range: $29 per hour to $29 per hour.

The compensation includes benefits such as medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.
