* Position Summary:

** Responsible for the review and analysis of material take-offs for all new master models and revised master model home plans to aid in cost savings. Works with Purchasing Department and field construction managers.
*
* Duties / Responsibilities:

*** Analyze blueprints and other documentation to prepare material and labor budgets for new plans as well as make suggestions to increase our value engineering.
* Create and issue VPO's to vendors and modify existing budgets/take-offs.
* Review and validate take-offs and make necessary adjustments.
* Consult with vendors, personnel in construction departments or construction Superintendents to discuss and formulate estimates and resolve issues.
* Provide cost/benefit analysis for new and existing products.
* Other duties as assigned.

* Qualifications:

*** Associate's degree or Equivalent experience
* Must be able to perform consistent, accurate, and detail-oriented work.
* Must be able to critically think through workflow steps and the interrelation of workflow and impact to other team members.
* Ability to understand construction means and methods.
* Ability to read construction plans.
* Highly motivated
* Maintain regular attendance and punctuality relative to daily work schedule is required
* Follow directions from a supervisor
* Interact well with co-workers
* Understand and follow work rules and procedures
* Accept constructive feedback
* Team player
* Valid driver's license

* Required:

+ Intermediate computer skills - Microsoft Word and Excel
* Preferred:  + Minimum 1 year experience in the residential construction industry.  + Working knowledge of Planswift Software or similar construction take-off software.  + Working knowledge of RFMS Flooring or similar takeoff Software.
** Physical Demands:
*** Must be able to consistently operate a computer and other office productivity machinery such as telephone, calculator, copy machine, computer printer, etc.
* Must be able to communicate with others via phone, email, and in person. Must be able to exchange accurate information with others.
* Constantly works in an indoor, temperature-controlled, sealed-window office environment.
* Work primarily involves sitting / standing.
