Maintenance Technician - Story Lake Gibson
Range Water Real Estate is seeking a Maintenance Technician to ensure the cleanliness, appearance, safety, and functionality of our properties.
Key Responsibilities- Complete service requests within 24‑48 hours, diagnosing issues and executing repairs according to policies and code.
- Prepare vacant units for leasing by inspecting, creating punch lists, scheduling vendors, obtaining supplies, completing tasks and inspecting finished work.
- Support cost‑control by fixing rather than replacing parts, avoiding wasteful use of materials, and properly caring for tools.
- Access and manage inventory in the maintenance shop, return unused items, and notify the supervisor for re‑ordering.
- Accurately document work orders, paperwork, and service requests.
- Periodically inspect contractor or vendor work to ensure quality and compliance.
- Attend safety meetings, complete required OSHA training, and report incidents promptly.
- Provide courteous customer service to residents, answer questions, handle complaints, and complete orders efficiently, even under stress.
- Assist with routine and periodic property inspections to identify safety and maintenance concerns.
- Perform other duties as assigned.
- Availability to work weekends, evenings, and holidays.
- Ability to work outside in all weather conditions.
- Flexibility to respond to call‑outs at any time.
- High School Diploma or GED.
- 1‑3 years of apartment maintenance experience preferred.
- Strong communication skills to interact at all levels.
- Proficient with internet, word processing, spreadsheets, database programs, and property management software (Preferably Entrata Yardi and/or One Site).
- Current valid driver’s license.
- EPA refrigeration certifications Type I & II or universal, plus state/local certifications as required.
- Physical capability to lift up to 50 pounds alone, 150 with assistance; able to stand, walk, reach, climb, stoop, squat, and sit for keyboard work.
- Willingness to travel locally for errands; may require occasional non‑local travel.
- Two or more weeks of paid time off.

40 hours per week. Typical operating hours:
Monday‑Friday 9 a.m. – 6 p.m.;
Saturday 10 a.m. – 5 p.m.;
Sunday 1 p.m. – 5 p.m. (may vary by site).
