Location & Travel

This position will require a person capable of maintaining residential apartment/loft style units and completing turns/service orders of tenants at various residential apartment homes located in Lakeland, FL.

Responsibilities

Complete duties on make-ready checklist including painting, drywall repairs, troubleshooting any electrical issues or installing new fixtures, servicing appliances, plumbing and fixtures, repairing any minor flooring issues, and re‑keying locks.

Corrective maintenance—satisfy service requests following company procedures:

Bi-annual HVAC repairs and maintenance inspections on each unit; keep records of logs.
Complete work orders submitted by current residents. Log any parts for inventory purposes, clean thoroughly, report any unit issues to management, and leave notices of work performed per company policy.
Complete annual inspections of fire extinguishers, sprinklers, panels, HVAC, generators, and other major systems.

Emergency maintenance duties: on‑call rotation of emergency maintenance duties, maintaining familiarity with systems including power, traps, alarms, electrical or plumbing, logging time, and following company procedures in reporting on‑call issues to the property manager.

Other property duties:

Assist in maintaining inventory of tools, equipment, and supplies.
Perform porting duties on each property as needed or assigned.
Assist with other types of maintenance when necessary.
Attend instructional classes conducted by management.
Perform other duties as assigned.

Requirements

High school diploma or equivalent qualifications.
HVAC / EPA certified.
Preferred experience in a similar role.
Advanced understanding of general maintenance procedures.
Effective problem‑solving abilities.
Effective communication skills.
Organized and ability to prioritize tasks.
