Job Objective
Under the management of the Director of Engineering/Facilities Services, the Maintenance Mechanic I work comprises a variety of non skilled duties associated with maintenance and repairs of building and equipment in one of the following trades; electrical, painting and wall preparation, plumbing, plant maintenance, cabinet making and repairs, carpentry, repairing and installing locks, welding and basic H.V.A.C. repairs. They will assist the Maintenance Mechanic II in a variety of repairs of the hospital to accomplish the objectives of the Engineering Department.
Essential Duties and ResponsibilitiesRoutine Maintenance of Campus Facilities:
- Performs basic building maintenance and repairs including such duties as basic skills in plumbing, carpentry, painting and wall preparation, basic electrical repairs and other building trades
- Learn to operate and maintain plant energy management system
- Diagnoses troubleshoots and determines method of repair and/or replacement of basic electrical components as required
- Performs and follows the operations necessary to dismantle, repair, rebuild and install basic electrical components as required
- Performs basic routine locksmith repairs such as making keys, installing and repairing doors and door locks
- Performs basic service work on H.V.A.C. systems
- Performs other related duties as assigned
- Maintains and repairs plumbing fixtures, piping, clogged drains around physical plant and facility
- Maintains basic cabinetry and furniture in the facility
- Maintains and cleans physical plant and other work areas
- Performs troubleshooting base on the system performance specifications
- Screws, bolts, rivets, parts to assemble structural and functional components such as motors, controls, switches gages, wiring harnesses, valves, pumps, cords and pipes on facility equipment
- Makes routine rounds of the facility, medical office buildings, physical plant and other off site buildings
- Maintains all lighting throughout the hospital and grounds
- Maintains records of time and materials in Work Order System
- Assists customers that call on Engineering Trouble Call Line, and places work orders accordingly.
- Operates and maintains routine maintenance and repair on gas and oil fired boilers and hot water heaters. Test water in boilers, condensate, feed water and other systems to maintain proper chemicals and blow down and maintains logs.
- Maintains logs of plant operations and record maintenance repairs or alterations to equipment in the plant.
- Operates and maintains routine maintenance and repairs to chillers, pumps, cooling towers. Test water in towers, closed loops and other systems and maintains proper chemicals and fills out log.
- Performs basic soldering, brazing and welding work.
Skills and Abilities
Knowledge
- Knowledge of the uses of the more common hand tools such as wrenches and drills, etc
- Knowledge of basis electrical materials and their applications
- Knowledge of basic low voltage and control circuit wiring
- Knowledge basic National electrical code
- Basis knowledge of the National Fire Protection Association Electrical code
- Knowledge of basis codes pertaining to cabinetry applications, Fabrications and installations.
- Knowledge of basic HVAC systems, pneumatic controls, DDC controls, Volume control dampers and fire dampers.
- Knowledge of basic Plumbing systems, hot water systems, chilled water systems, heating hot water systems, steam lines and domestic water systems.
- Skills in rough and finish carpentry and cabinet making
- Operate basic hand tools.
- Operate power tools to perform job.
- Basic Computer input
- Ability to learn the emergency power generation system and automatic load transfer switches.
- Ability to perform basis intricate troubleshooting base on systems performance specifications
- Ability to follow simple diagrams and blueprints
- Ability to follow oral and written directions
- Ability to work cooperatively with others
- Ability to learn procedures for operating high pressure steam boilers and allied equipment.
