Respond to work orders generated from all departments and locations within the organization performing a wide variety of routine maintenance and repair; this work may be solo or in tandem with others from the department and will require hands-on tasks in the area of Heating, Ventilation and Air Conditioning (HVAC), plumbing, electrical, carpentry, landscaping and other areas; oversee snow removal, landscaping, HVAC, electrical plumbing and any other contractors required;
respond to emergencies relating to Bank facilities to include physical buildings, HVAC, plumbing, electrical and outside grounds; assist in capital project design, timelines, business impact controls and budgets which will be used to monitor project success.
QUALIFICATIONS:
Minimum four (4) years of relevant experience with a strong understanding of the trades in design, installation, maintenance, project protocol, budget control and vendor relationships for new and existing facilities.
Strong mechanical aptitude and thorough working knowledge in HVAC, mechanical repair, plumbing, electrical, carpentry and general building maintenance and repairs utilizing and maintaining tools and equipment associated with these areas; strong ability to articulate to the trades, design engineers, contractors and colleagues; valid driver's license and good driving record; proficient communication and organizational skills; present a professional image at all times;
work well with others to achieve department goals; be flexible to handle continuous changes associated with the nature of the job.

ESSENTIAL DUTIES:
Work with architects, designer, engineers and contractors in the development of the Business Impact Schedule Project timeline and budget; manage progress of various jobs including, but not limited to, office moves, cubicle installation, remodeling, roofing and lighting projects that include financial rebates; oversee various vendors on design, product selection, performance and delivery including bidding, HVAC, winter and summer work to ensure contractors have the proper insurance coverage and invoicing process.
Monitor current physical asset conditions and be proactive to ensure assets are protected; work with other department technicians by coaching and training in the trades; act as liaison between contractors and the Bank in assigned capital projects; look for cost saving opportunities such as preventative maintenance and energy savings.
Coordinate specific work tasks with personnel from applicable departments to ensure the smooth and efficient flow of information; report pertinent information to immediate supervisor; compile information as necessary or directed and provide data to appropriate Bank personnel; respond to inquiries and requests within given time frames and established policy.
Attend regularly scheduled coaching and counseling sessions held by supervisor to achieve the outcome of improved communication, action plan development, positive feedback and performance improvement.
