Maintenance Technician– Essential Duties & Responsibilities
- Community Maintenance:
Regular/daily onsite attendance is required; respond to resident/management requests and work orders for community areas, buildings, and units in a timely manner; ensure repairs and replacements for common areas and units; assist with maintenance/repair-related turn events; assist in daily exterior cleanup of the community; perform swimming pool maintenance and cleaning with accurate chemical logs; inspect grounds, buildings, and other features daily to identify hazards;
maintain preventative maintenance to extend life of the community; follow Asset key policy; maintain organized, safe maintenance shop; support safety programs; participate in unit inspections; monitor inventory of equipment and supplies; maintain records of service requests, preventive maintenance, and make-ready status; support general upkeep of office, common areas, and model units; report violations of community rules; participate in on-call emergencies;
use resources economically; perform tasks requested by the Maintenance Supervisor and Community Manager; manage customer service and ensure timely service request turnaround and responsiveness; maintain a positive image of the community.
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Required to move about to accomplish tasks; ascend/descend ladders, stairs, ramps; work in various environments, including tight spaces; lift and move objects over 100 lbs.; work overtime, weekends, and on-call property emergencies; may be in a stationary position for extended periods.
- Must have reliable transportation due to the emergency on-call requirement.
$19 per hour to $26 per hour
