Position Summary: Maintenance Technician III performs skilled-level maintenance, repairs, and installations across a wide range of systems within a Senior Living environment. This position requires advanced technical knowledge in one or more trades such as HVAC, electrical, plumbing, carpentry, or mechanical systems, and a demonstrated ability to work independently or lead less experienced technicians. Technician III ensures safe, comfortable, and functional living environments for our residents and supports regulatory compliance across all facility systems.

Essential Duties

1. General Maintenance & Repairs
  • Perform advanced diagnostic and repair work on a variety of building systems, including but not limited to HVAC units, plumbing systems, electrical panels, elevators, and commercial kitchen equipment.
  • Conduct thorough inspections and preventive maintenance on apartments, common areas, and offices.
  • Complete daily work orders, scheduled maintenance tasks, and emergency repairs with minimal supervision and within required timelines.
  • Maintain detailed records of service activities, including parts used, time spent, and systems involved, to ensure accurate tracking and compliance documentation.
2. Specialized Technical Work
  • Act as a subject matter expert (SME) in one or more trades:
    • HVAC: Install, maintain, and repair heating, ventilation, air conditioning, and refrigeration systems, including chillers, PTACs, air handlers, and ductless systems.
    • Electrical: Troubleshoot and repair lighting systems, outlets, circuits, panels, and emergency generators; ensure compliance with NEC and life safety codes.
    • Plumbing: Perform installations and repairs of water supply lines, drainage systems, fixtures, backflow prevention devices, and hot water boilers.
  • Ensure all specialty work meets code requirements and passes inspections by local authorities or third-party compliance agencies.
3. Resident Support & Interaction
  • Provide timely and courteous service to residents for in-unit repairs or maintenance requests, ensuring minimal disruption to their daily lives.
  • Communicate clearly with residents, particularly those with cognitive or sensory impairments, explaining the nature and timeline of repairs.
  • Demonstrate empathy, patience, and discretion in resident areas, maintaining a professional and respectful demeanor at all times.
  • Assist in moving furniture or supporting set-up for resident events or facility-wide activities as needed.
4. Regulatory Compliance & Safety
  • Conduct and document regular inspections of critical systems, including fire suppression, emergency lighting, exit signs, eyewash stations, and life safety systems.
  • Assist in preparing for annual and unannounced inspections from regulatory bodies (e.g., Department of Health, Fire Marshal, OSHA).
  • Maintain current knowledge of relevant regulations including NFPA Life Safety Code, CMS guidelines (for healthcare units), ADA requirements, and infection control standards.
