Operations Manager
Position Overview
Leads and develops construction management, capital management, purchasing, and construction projects. Ensures compliance with all federal and state regulatory codes.
Roles and Responsibilities- Leads and manages development and construction of new projects with AHR, internal teams, partners, and general contractors.
- Performs due diligence, including site feasibility, zoning, utilities, environmental, and geotechnical assessments.
- Establishes project budgets, schedules, and pro formas with development and finance teams.
- Oversees budgeting, bidding, and procurement for site work, vertical construction, and FF&E.
- Provides constructability reviews and leads value engineering to optimize cost, quality, and schedule.
- Participates in architect, consultant, and contractor selection, negotiation, and scope alignment.
- Serves as the primary company representative during construction to ensure alignment with goals, quality, and timelines.
- Manages general contractors and consultants for contract, schedule, quality, and safety compliance.
- Leads OAC meetings and provides project reporting to senior leadership and AHR.
- Ensures communication, documentation, and coordination across all project stakeholders.
- Reviews and approves pay applications, change orders, and contingency usage.
- Ensures adherence to company standards, design intent, and senior living operational requirements.
- Oversees inspections, punch lists, commissioning, and final project closeout, including readiness for life safety, licensing, and occupancy approvals.
- Coordinates permitting and works with local jurisdictions while enforcing OSHA aligned job site safety.
- Manages transition to operations, warranty resolution, and post project evaluations to drive continuous improvement.

- Education:
Bachelor Degree - Experience:
5-8 years
Sitting, standing, bending, reaching, stretching, stooping, walking, and moving intermittently during working hours. Must be able to lift at least 50lbs. Must be able to maintain verbal and written communication with co‑workers, supervisors, residents, family members, visitors, vendors, and all business associates outside of the health campus.
