Martin is seeking an accomplished Senior Property Manager to join our growing Property Management team. This role is responsible for overseeing multiple commercial property portfolios and/or large single-asset opportunities while providing leadership and guidance to the Property Management team.
The Senior Property Manager is accountable for all aspects of portfolio performance, including operations, financial management, owner communications, leasing support, marketing initiatives, vendor oversight, and tenant satisfaction. This position plays a key role in maintaining strong client relationships while driving operational excellence and maximizing asset performance.
This is an onsite position based in our East Lansing, Michigan office.
Key Responsibilities- Coordinate property management responsibilities across administrative staff, Assistant Property Managers, Property Managers, Facilities Managers, Maintenance personnel, Leasing, and Accounting.
- Provide leadership, guidance, and mentorship to the Property Management team.
- Ensure departmental objectives, company goals, and project timelines are consistently achieved.
- Support new business pursuits and participate in management contract negotiations.
- Prepare, present, and manage annual operating budgets for assigned portfolios.
- Review and deliver monthly financial reporting packages to ownership.
- Assist team members with developing and implementing annual operating budgets.
- Prepare monthly owner reports in collaboration with the Accounting team.
- Review and authorize payments from client operating accounts.
- Monitor accounts receivable and ensure timely collections.
- Oversee work order processing, preventive maintenance, capital improvement projects, move-ins, move-outs, and project coordination.
- Direct internal staff and third-party vendors performing maintenance and repairs.
- Maintain preventive maintenance schedules and ensure timely completion.
- Conduct regular property inspections to ensure quality standards and operational efficiency.
- Analyze operational issues, obtain vendor proposals, and coordinate repairs as needed.
- Build and maintain strong relationships with tenants, clients, vendors, and internal teams.
- Support leasing initiatives to achieve ownership objectives.
- Manage lease renewals in collaboration with ownership.
- Prepare lease proposals, lease documentation, tenant communications, and lease-related assessments.
- Review and approve lease abstracts and final lease documentation when applicable.
- Serve as the primary point of contact for assigned ownership groups.
- Prepare and present monthly owner reporting packages.
- Provide strategic recommendations to improve asset performance and profitability.
- Identify opportunities to introduce clients to additional Martin service lines when appropriate.
- Respond to emergency situations including fire, evacuation, equipment failures, and other property-related incidents.
- Lead emergency response efforts, communicate action plans, and coordinate corrective measures.
- Ensure appropriate follow-up and documentation of emergency events.
- Utilize a proactive approach to achieve investment objectives and maximize portfolio performance.
- Negotiate and manage vendor relationships and service contracts.
- Perform additional duties related to assigned portfolios and company objectives.
- Non-standard working hours may be required based on business needs.
Required
- Minimum of five (5) years of commercial real estate property management experience.
- Intermediate proficiency with Microsoft Office, particularly Microsoft Excel.
- Strong understanding of commercial property operations and financial reporting.
- Certified Property Manager (CPM) or Accredited Residential Manager (ARM) designation.
- Strong leadership and team development abilities.
- Excellent communication and interpersonal skills.
- Outstanding customer service and relationship management skills.
- Strong organizational and time management abilities.
- Ability to prioritize multiple projects in a fast-paced environment.
- Sound problem-solving and decision-making skills.
- High level of professionalism, accountability, and follow-through.
- Thorough understanding of property management policies, procedures, and industry best practices.
This position requires the ability to perform the essential functions of a general office environment, including:
- Sitting, standing, and walking for extended periods.
- Frequently using hands to type, write, and operate office equipment.
- Communicating verbally and in writing with employees, clients, tenants, and vendors.
- Occasionally reaching, bending, stooping, kneeling, crouching, pushing, pulling, and lifting materials or equipment as necessary.
- Ability to travel between properties and conduct routine property inspections.
